I stayed in the henhouse. This was a very large dwelling place with a full kitchen in living room and a very large bedroom. It’s perfect for a family or a solo person just needing a couple of days where they can cook along their travels. It’s located in a beautiful area, the owners have sheep and a farm but it’s still very quiet. You can park right outside of the front door.
Wonderful place and concur with all the reviews except; the cleanliness of our room, the hen house. Webs and cobwebs all over the place, many occupied. I had to get the hoover in the bathroom to get rid of 5 big spiders, and their webs. The cobwebs all over the place have been there a long time. This wonderful place is seriously let down by unacceptably poor housekeeping. The windows, sills etc have accumulated so much filth; this is neglect. If you are afraid of spiders then don't come here as this will be your worst horror movie.
The property was not cleaned properly
. Dirty microwave, cupboards. There was a strong odour in bathroom. A lot of the windows not cleaned with insects and dust.
Lounge area ok
Warm and cosy with everything we needed for a short stay. We would most definitely stay again.

Lovely peaceful location
The location was excellent for us and the building was very nice and well laid out with plenty of room, a few things needed fixing light bulbs were out in the bedroom and the lamp in the living room, the bedroom was full of cobwebs round the ceiling, the towel rail kept coming off its bracket, these were all small quick fixes because the property is really nice
Owner friendly and approachable and seemed happy to sort out any issues. Bull Pen was clean, tidy and had the kitchen and bathroom facilities needed for a mini break. Would happily stay again.
Very pleasant stay, everything we needed was provided and the cottage was very comfortable.

Lovely cottage not far from Durham.
This was an excellent place. Very quite and incredibly clean. Communication was great and everything was straightforward. I stayed in the miners cottage and it was more than i could have asked for.
A perfectly clean and tidy house. Very friendly and helpful hosts with a welcome (very welcome) bottle of wine. Not our first stay may I add, which shows how happy we were of the accommodation. Well recommended.
Really good facilities for the price. Plenty of space and very comfortable. One of the radiators didn't work and the bathroom shower area could have been more thoroughly cleaned.
The surroundings were very scenic, it was lovely and quiet with only a five minute drive to the nearest town (Langley Park).
We would definitely stay here again and have already recommended it to others.
Wonderful quiet location near to Beamish and good access to the M1 motorway. A great week seeing the sights of Durhan and Newcastle. Local pub just up the road with good food. A great location for trips out.
Bull Pen Cottage was very comfortable, cosy and clean. You can park your car right outside and there is a patio area with lovely views of the countryside. There is a kettle, toaster, microwave, cooker and fridge/freezer in the kitchen area which is adequately stocked with crockery and cutlery. The lounge furniture is extremely comfortable and there is a small dining table. The bed is comfortable and warm and there is plenty of storage in the bedroom.
Hamsteels Hall is a collection of farm cottages, modern barn conversions, set in the rolling countryside of County Durham. It is 5 minutes by car from Lanchester with good pubs, restaurants and shops, and only 15 minutes drive to Durham or the Beamish Museum, or 30 minutes to Newcastle. It is in excellent walking country, an ideal base for a week or more. The rooms are cosy but not too small, well-equipped and clean. The hostess could not have been more helpful, fixing a couple of minor gripes or omissions. Rates are reasonable. We will return!

the owner was very friendly and helpful. The accommodation was a little dated and cold have done with a few more crockery items.The shower was a bit dangerous if you had children as it could get very hot.Overall it was acceptable for the price we paid. Wifi was ok but could only get a good reception in the bedroom.
Lovely cottages beautiful scenery. (The Clydesdale)Cottage spacious clean and felt like home. This was our 3rd visit to hamsteels hall all 3 visits have been great we stayed in the smaller cottage 1st time the bull pen which was lovely but a bit small for us and our 1 year little boy(at the time) but couldn't fault it perfect for a couple. Stayed in thr granary 2nd visit lovely homely and very comfortable. June the owner very lovely friendly and very helpful with little 1 and the dog who we took on our 1st and most recent visit. Highly recommend hamsteels hall if visiting the north east. We will hopefully be returning again next year for another visit.

Cosy but not very clean
Cosy and nice looking cottage in the heart of Durham countryside. Our accommodation was very spacious, designed for up to 9 people sharing although there were only 3 of us. Comfy living room with a dining area and open kitchen; disabled friendly. In the living room there was a nice looking fireplace, no real fire though. The television was a bit small for the size of the room and the free view was not working very well; only a few channels were accessible, the others were crashing constantly. The kitchen was well equipped in everything you might need in a self-catering place. The beds were comfy but a bit too soft for me. The whole place had an excellent heating so despite all cold weather we were cosy and warm inside. The only issue with the boiler was hot water in showers. Especially in the evening it was almost impossible to get hot shower, although all taps were fine for this. No idea what the problem was. Another little thing was the cleanliness... I have no idea how that place managed to keep 4 stars. Dust was everywhere, the top of the fridge, inside of the fridge-freezer, room corners, showers and the bath and even the interior doors were just dirty and looked like nobody gave them a proper clean for a long time. If I had something like that in a 4 star hotel, I would complain to the manager. But at the Hamsteels Hall there was actually nobody to talk to most of the time. We stayed in the Hen House, which is a lovely, one bedroom cottage across the yard from the main building.
The cottage itself is beautifully decorated and well furnished with plenty of room for sitting down to chat or watch TV in the evening and a separate dining area with table and chairs for four people. The kitchen is small but perfectly good for cooking a simple evening meal. The bedroom is also nicely furnished and decorated and the beds (one double and one single) are very comfortable.
The area, very rural, is quite beautiful and there are villages a few miles in either direction for shops/restaurants.
The owners are friendly and helpful. I'm so glad we found it.
