BEDROOMS & BATHROOMS
This spacious home features four lovely bedrooms, each designed with your comfort in mind.

The Master Suite offers a comfortable King bed, walk-in closet, and an attached full bathroom. The bedroom has windows to let in natural lighting and a high-powered ceiling fan to keep you cool at night. The attached bathroom has double sinks and a lovely tiled standing shower and is fully stocked with complimentary toiletries and fluffy towels.
There is another bedroom on the main level which has a comfortable Queen bed. This room has a closet, windows and a standing mirror as well as a ceiling fan for your comfort.
The main level has a full bathroom featuring a tub and shower combo so you can choose from a relaxing soak or a refreshing shower.
On the basement level, there are two more comfortable bedrooms. One has a Queen bed and one has a full bed. Both rooms have closets and a seating area.
The bathroom for the basement is another spacious full bathroom with a tub and shower. This bathroom has a bench for your items and extra towel bars.
All three full bathrooms are stocked with fresh towels and complimentary toiletries for your convenience.

KITCHEN & LIVING AREA
When you enter the home, you will be in the entryway- sit down and take off your muddy hiking shoes or hang up your wet raincoat. There is a seating area as well as a boot tray, piano and the sliding doors to the backyard oasis.
Through the entryway is the spacious living room and open-concept kitchen. This living room has 2 comfortable sofas and a large HD TV that is Roku enabled to stream your favorites. The stairway to the basement separates the living room from the updated kitchen.
The large, full-sized kitchen features stainless steel appliances, sharp knives, and all the other basic tools and cookware you’ll need to prepare delicious meals. The coffee bar has a combination Keurig that can make one cup or one pot of fresh coffee. Always fully stocked with coffee, cream and sugar so you can start the day off right.
Next to the kitchen is the dining room. This room features a dining table with 4 chairs and a bench on one side. There are always extra folding chairs so everyone can fit at the table!
Downstairs, you will find the large game room and second living area. This room boasts an electric fireplace and another large HD Roku TV. This room also has a combination table that can be a dining table, ping-pong table or billiards table.

OUTSIDE SPACE
Step outside and experience the ultimate in outdoor living with our private back patio. There’s easy access through the sliding glass door in the entryway and after a few steps, you’ll find yourself in the spacious and private backyard. This space has a large, deluxe hot tub and comfortable patio furniture, and there's also a gas grill for when you're in the mood for BBQ. The outdoor dining table and high fencing make this the perfect place to enjoy a warm summer evening in privacy.

Guest Access:
As guests, you will have private access to the entire house, including the beautiful space on the back patio, the full kitchen, living room and four large bedrooms. Guests can use the washer and dryer in the laundry room off the kitchen- we provide laundry detergent and dryer sheets for your convenience. We have plenty of parking in the driveway and under the carport.
There is one locked closet with owner items that guests cannot access.

The Neighborhood:
Quiet residential neighborhood within walking distance to a shopping center with shopping and restaurants.
Visit nearby Olde Town Arvada off of Webster St. where you will find a little bit of everything. Some recommended restaurants are Denver Beer Company, Fuzzy's Taco Shop, Scrumptious, Urban Beets and The Bluegrass Coffee & Bourbon Lounge.
If you are looking more for the great outdoors, there are many close trails and open spaces. The Clear Creek Trail is just south of the house. This trail connects all the way from Downtown Denver to Golden! Majestic View Nature Center and Park is a short 7 minute drive from the house. Red Rocks Amphitheater is only 30 minutes away and the Rocky Mountains have plenty of other hiking trails in the area.

Getting Around:
There are multiple restaurants within walking distance of the house, as well as a few parks. Uber and Lyft are available for your use, as well as the RTD, which is the public transportation. Check the bus and train schedules online!

Other Things to Note:
Since this is Colorado, you may see the occasional wildlife sharing our space. This includes rabbits, raccoons, coyotes, fox and a variety of birds and insects. You may also see the occasional garden snake! Please leave the wildlife alone and let them go about their day.
