Cancellation policy - We offer free cancellation or a 100% refund of the amount payable if you cancel 30 days before the check-in date. If canceling, we will charge a processing fee (to cover credit card processing and administrative fees). Additional Rules
1. If any issues arise during your stay, it is essential to communicate with us promptly. Good communication between guest and host is critical to ensuring a smooth and successful stay. You should respond to us (the hosts) within 24 hours when we reach out to resolve an issue. In certain situations, we may need to send our case manager to review the situation in person to fully address any concerns.
Maintenance requests outside of emergencies can only be addressed during business hours (8:00 AM–5:00 PM).
2. It is mandatory to read the entire listing description and house rules before booking. If you do not review them and later find something you are not comfortable with that was clearly stated, we will uphold our cancellation policy.
3. No unregistered guests or visitors unless preapproved by the host.
4. Please follow all state and local laws when using the fire pit.
5. Please keep noise to a minimum after 11:00 PM and always be respectful of neighbors.
6. No parties or events unless previously approved in writing by the host. If there is evidence of a party or event, an additional $200 fee will be charged.
7. Outdoor Quiet Hours: 10:00 PM – 8:00 AM To respect our neighbors, outdoor amplified audio (including TVs and speakers), as well as loud gatherings, are not permitted during quiet hours. Please move any conversations or entertainment indoors after that time.
Noise complaints: 8.1 If we receive a noise complaint from neighbors, a security guard may be dispatched to the property at a cost of $75 to the guest for the first call-out. 8.2 If security is called a second time during your stay, you will be charged a $250 fee and may be removed from the property with no refund.
9. No smoking is allowed anywhere inside the house. If there is evidence of smoking, a $300 extra cleaning fee will be charged.
Hot Tub Rules: 10. The hot tub is professionally maintained after each guest checkout. However, if it is left excessively dirty (e.g., debris, trash, or requiring draining and refilling), a $350 fee will be charged to cover service costs.
11. For safety and maintenance, please ensure the hot tub is re-locked after each use. Failure to do so will result in a $100 fee.
12. Children must be supervised at all times. Diving, jumping, or unsafe use is strictly prohibited. Any damages will be the responsibility of the guest.
Check-out procedures must be followed: Take out all trash Wash dishes or start the dishwasher
Notes: * A $200 additional cleaning fee may be charged if the home is left in an excessively dirty condition requiring extra cleaning (e.g., stains, mud on carpets, etc.). Any damages will also be charged to the guest.
*The host is not responsible for items left behind. A $65 fee applies for return shipping and handling. Items not claimed within 14 days will be discarded.

This was an amazing property from check in to check out. All the beds were very comfortable, there was plenty of room for the 10 of us and the home is very close to all major attractions in the hills! The back patio and fire pit were perfect for evening get togethers and grilling out! Would totally tent this again!!!!
Great house for Rushmore, Custer State Park, and Crazy Horse. House was clean, great beds, great location with daily visits from deer and turkeys. Great trail for walking. We would definitely return if ever re-visit the area.

Gorgeous Home Centrally Located In The Black Hills!
We had a wonderful stay at this Property! We had a multi-generational group from 7 months old to 91 years old and everyone enjoyed it immensely! The home was spotless, the scenery surrounding was even better than the pictures depicted, and our hosts had thought of everything that we could need from high chairs and toys to firewood and potato mashers. We would definitely stay here again!

It was a perfect house to celebrate our 60th wedding anniversary with our family of 10 for a week. The location was excellent for all our activities. We loved the large kitchen, dining/living room. It had a lovely patio to relax and enjoy the outdoors and beautiful view. There was plenty of room to park our three vehicles. The fire pit was excellent to roast s'mores. We loved everything about it.
Our stay at Barrel Springs was great! Our group had 5 couples and we fit very comfortably at this property. The large kitchen was great, as was the outdoor patio area. The house was very clean and provided all that was needed for our stay. Very comfortable beds and plenty of living space to relax. The location is just south of Hill City so it was close to the ATV trails and Custer State Park/Sylvan Lake. If you are looking for a peaceful and quiet area to stay, don't pass on this property. Also wanted to mention that our host Jordan was always very responsive with any questions that we had. Highly recommend this property!
The home sitting was the highlight. Beautiful and peaceful sitting. There were 7 of us and it was spacious and very comfortable. Everything was very clean and accommodating. We were suppose to have 9 and one couple canceled. It still would have felt spacious and comfortable! We enjoyed our stay very much and nicely located. Custer has the best restaurant called Slovene Kitchen. Make reservations. Don’t miss it. Best dinner we have ever had!
Wow…what an incredible experience. The property and house were absolutely breathtaking and the stream, well that just topped it off for us. The tranquility of it all was exactly what we needed to rejuvenate from the city life. Loved the wildlife. There were 2 bunnies that would visit each day that was just too darn cute. We watched the deer come through each morning as we had our coffee out by the stream and caught the deer in the evening when we returned from our incredible adventures. Even got a glimpse of some wild turkeys in the neighbor’s yard. Friendly neighbors were kind enough to come say hello and visit a bit. Made our stay even better. You could not ask for a better place to stay. Convenient to many of the scenic excursions of the Black Hills. The only bad part is the day you have to check out. YOU WILL NOT WANT TO LEAVE. Can’t wait to come back.
Where do I begin….? 7 of us stayed at this beautiful property. Each day we ventured out to the amazing sights of the area- Crazy Horse, Mt. Rushmore, Badlands National Park, Devil’s Tower in Wyoming, Deadwood, Custer State Park, and more. After driving and exploring each day, coming back to this house was delightful. There was plenty of room for all of us at the table, on the couches, in the bedrooms, and, our favorite place- outside viewing the wildlife. Each morning and evening deer came up and drank out of the little stream. Turkeys visited every day too. The chairs down by the stream and the wooden swing seat are such peaceful places to sit and relax. Our teen son loved the downstairs area he claimed for himself with more couches, tv, and foosball table. All of the furniture and decor is so beautiful, and everything was set up to make us feel right at home. The communication with our hosts was the best I’ve ever had. Jordan responded so quickly to any questions and provided an entire online guidebook about the house!
Oh…and the solar flare allowed us to view the northern lights from the back porch during our stay. What a stunning surprise!
A tip for anyone staying here- check out the Chuckwagon Hayride & Dinner at the Bluebell Lodge at Custer State Park (make reservations). All of our party from age 14-72 loved it!
The house was nestled in the hills, right off a major road, but couldn't be seen from road. Beautiful house, yard, fire pit, back porch. We would stay again and highly recommend to anyone! Nicer than pictures could even indicate! Not a single negative, great property and great communications with host.
Home is beautiful and clean. It would be a good idea to have bath soap provided. There was a little breaker problem but will tell he owner about that. Good house. Great location.
Loved the kitchen and dining room area. Well stocked with everything needed to cook and grill with. Bedrooms worked out great with everyone. Nice fire pit and loved the stream of water besides it. Friendly neighbor. Easy access to Custer and Hill City areas!
The house was exactly as described, beds are comfortable, plenty of towels. Great location close to many scenic routes. We stayed during the winter and the trail behind was a beautiful walk, deer and rabbits graced in the back yard. Loved the kitchen. I would recommend this location to family and friends
Couple of suggestions: During winter months should have a mop to clean up from the snow and mud from driveway. Kitchen rug is a trip hazard just waiting to happen.
This property was probably one of the best my wife and I have stayed at. The house is beautiful and the location is ideal if your wanting to have some privacy and quietness. The house was spotless and literally had everything you needed. The owners were so accommodating and also, I felt, went the extra mile to make sure our visit was the best. The process of checking in was so easy and they gave such great info on the local area to explore. Although it was just my wife and I, this place has so much room that several families could stay and have plenty of room and entertaining space. I would highly recommend and we will be coming back again during peak season and will not stay anywhere else. There is only one negative thing to say about this property, and that is, it kinda hurts to leave it to go back home!!!
We have stayed many times in the northern part of the Black Hills. This was a first time in this area and we LOVE it. The property is located in a peaceful setting where you can easily connect with nature by taking a walk or bike ride on Mickelson Trail or spending time by the stream that goes through the edge of the yard. We also saw deer grazing in the yard most mornings. I really cannot think of a better location! The property itself has everything you need for your stay. It is located just off a main highway (although it doesn't feel like it) and close to three separate communities that are well known for their tourist attractions. It really is the best of the Black Hills!
