External Description



Originally a stone farmhouse from the 1800s, Villa Ludovica is an elegant property, immersed in the countryside of Valdichiana, a few km from Cortona. Completely renovated, it boasts a large fenced garden (500 m2), equipped with tables, chairs, barbecue, wood-burning oven, and gazebo with lounge area, ideal for relaxing while admiring the splendid view of the Tuscan hills.

Under the large patio (50 m2) there is a dining table with chairs to spend alfresco meals with friends.

The outdoor spaces are embellished by a panoramic pool (7 x 14 m, depth 1.80 m), open from May 1st to October 7th, and equipped with: parasols, sun loungers, and external shower. From the pool you will enjoy a fascinating view of the surrounding landscape.

Next to the pool is an outdoor hot tub (also open from May 1st to October 7th) that can be used at an extra cost.

Lastly, at guests\' disposal a private covered parking (under a canopy) for 9 cars, a small football pitch, a swing, and a ping pong table.



Internal Description



Made up of the main building and a dependance, Villa Ludovica can accommodate up to 20 people, has 10 bedrooms and 10 bathrooms. Internet Wifi is included. All bedrooms are equipped with air conditioning and mosquito nets on the windows. 3 baby cots and 3 high chairs are available on request. Small and medium-sized pets are allowed on request at an extra cost.



Main building: The main house is spread over 2 floors and is characterized by its terracotta floors and wooden beamed ceilings.



On the ground floor there is a large living room, furnished with sofa, armchairs, fireplace, pool table, tv and two dining tables for 20 people. From the living room you can access the patio and the garden through two French windows.

Then you will find a fully equipped kitchen with: stove, electric oven, fridge with freezer, coffee machine, and dining table for 4 people. From the kitchen a French window will take you to a terrace.

Also on the ground floor there is a toilet and a double bedroom with ensuite bathroom (with shower) and tv. From the bedroom you can access the patio through a French window.



The first floor hosts several areas such as:

- two living rooms, each furnished with sofa, fireplace, dining table for 6 people, and kitchen (with stove, electric oven, fridge with freezer, microwave, coffee machine, and toaster);

- three bathrooms with shower;

- a triple bedroom (1 double bed + 1 single bed) with ensuite bathroom (with shower);

- a triple bedroom (1 double bed + 1 single bed);

- three double bedrooms.



The second floor is made up of 2 double bedrooms, both with ensuite bathroom (with shower).



Dependance: The dependance is set on one single level, on the ground floor, and consists of a delightful living room with sofa, fireplace, tv, air conditioning, dining table for 4 people, and kitchen (with stove, electric oven, fridge with freezer, microwave, coffee machine, and toaster). From the living room you can access the patio through a French window.

The sleeping area consists of: a double bedroom with direct access to the patio through a French window; a twin bedroom with two single beds (that can be joined together if requested) and a small high window.

Lastly you will find two bathrooms with shower.

Prices and conditions



Included in the price: Internet Wifi; house, garden and pool maintenance.



Excluded from the price: Final cleaning (300.00€); heating on request (6.00€/m3); air conditioning on request (0.60€/kWh); pool towels on request (5.00€ per person); outdoor hot tub on request (250.00€ per week - from 1 May to 7 October); pets (50.00€ per animal); washing machine (5.00€ per use). Tourist tax if required (the amount usually varies, depending on location, from 0.50€ to 4.00€ per person per night for a maximum of seven nights, excluding minors, and will be paid upon arrival).



Security deposit: Customers are required to pay 700.00€ security deposit upon arrival (cash), which will be returned at the end of the stay upon any damages.
