Full access to all spaces, including beach and pool. You must follow employee regulations. The HOA strictly limits the number of occupants (adults, children, infants, and visitors) to 8 maximum. This is enforced by the security guards. You can call, text, or WhatsApp me any time. The housekeeper is available any time.

Step out to the beach and pool from the open living area which has a fully equipped kitchen, dining room, living room and half bath. Washer and dryer are available. Take a ten minute walk down the soft white sand beach for top notch snorkeling or go parasailing. Spend the day at the warm four foot deep pool or take a refreshing dip in the gorgeous turquoise ocean. The villas have 24 hour a day security, gardeners, pool care, beach cleaning and the grounds are beautifully maintained. Since we are in the hotel zone we are near hundreds of restaurants, shopping malls & marinas, yet the villas are very private & quiet. Parking is near the front door if you rent a car. And if you prefer a taxi or convenient bus service, they are all just outside the villa entrance. Daily housekeeping is included. 

Optionally, Irma can prepare food and snacks for $50/day paid directly to her. She will shop at local grocery stores and provide you with a receipt so you can reimburse her for food costs. Let her know a bit in advance which days you want food prepared so she can stock the fridge for you.

A private 45 foot catamaran is now available for daily rentals. Complete with food, open bar, and snorkeling. Ask for details. This is the first time we've listed here, but it's been on another rental site for a few years.

5/5 Amazing! Property is perfect: 4 large bedrooms (all king size or queens) with private bathrooms, 100m from the beach, shared pool in the complex. Irma is a must, pay the extra to have her cook diner, it's an MUST experience. This women is amazing! We had a wonderful week long escape from the brutal winter weather to sunshine , white sand beach, and clear water. Irma cooked us our favorite dishes, did all the groceries, and even make cocktails for us. Steve was always at hand to ensure an enjoyable stay and to solve any problems that could arise. We will definately be returning soon. Highly recommended. Thank You again.

5/5 Fri, Aug 09 – Fri, Aug 16, 2019: Awesome Girls Trip Prior to the trip, Steve was very responsive to VRBO messenger and texts. He put up with all our questions as we prepared for the trip. Nizuc Villas was easy find and away from the main resort area but still in the hotel zone which was great because the pool and beaches were never crowded. Great views from the bedrooms in the back. We were close enough to get to restaurants and attractions but far enough away from crowds and noise. The villa is very secure and the guards at the gate we’re super nice. They will help get taxis for you. Upon arrival We met Irma, who is the housekeeper for the unit and is also an amazing cook for an additional fee. She had fresh salsa and guacamole prepared for us when we checked in which we gobbled up immediately. The villa (#29) are pretty much as pictured. The villa was perfect for our girl’s getaway. The spacious bedrooms all had their own bathrooms. Room to spread out so you never feel like you are on top of each other. We were steps away from the pool and beach. Very different from the resort vibe and scene which I have done before. Now about Irma - we all highly recommend having Irma cook for you. It’s $50/day plus groceries and there were always leftovers. Her cooking is awesome and she can pretty much make anything. We opted for authentic Mexican food: Chike Rellonis, Empanadas, Enchiladas, Po.ole, Chilaquiles and Tamales. She is a sweet and she took great care of us during our stay. We spent 7 glorious day at Villas Nizuc having fun, relaxing and recharging. We highly recommend Villa 29 and you will love Irma.

5/5 Apr 19 – Mon, Apr 22, 2019: Great location with a beautiful view, all amenities included, just show up!! We will definitely return to Villas Nizuc, Irma (the chef and housekeeper) made our stay so carefree and authentic that we truly had a relaxing vacation! Best spot on the strip away from the crowds and no need to rush for a lounge chair by the pool in April! Taking the bus downtown was super easy to do and the gate guards were helpful with booking our taxi to the airport. The condo was very clean and good value for money!!!
