This is a great little guest house! Proximity to the beach is fantastic, and the room was quaint and clean. They even let us come by a few hours early to leave our bags which was very nice. We were on the top floor though so the room was a little hot as it was around 30 degrees celsius when we were there. However they did provide a fan which was really helpful.

Fabulous stay, we were o the top floor on a very hot weekend and thankfully there was a fan in the room which was a saving grace, we were worried it would be a noisy location but with the window shut it was silent and we had a great sleep with the fan on. We have already booked our next couple of stays, 14 Upper Rock is now our go to place to stay in Brighton

Great location near commercial streets, pubs and the beach. Beautiful cosy room, well decorated and cared for. Excellent for short stays, the very small wardrobe was OK, but there could have been a dresser or an added chair to help for longer stay where you carry more stuff. Everything was very clean, the bathroom was fully functionnal in a veryminimal space. The bed was on the narrower side (double, not queen) but it and the sheets were very comfy and warm. We loved our stay and would rent again if we pass by Brighton again.

This is a really great place to stay and in a great position. Newly renovated and very comfortable, great beds and good shower room. Very easy to get into the property using codes provided. Excellent value and close to the lanes and beaches. Great stay.

The room was beautiful, tastefully decorated and peaceful. It was spotlessly clean and I was glad to have a kettle and teabags provided. The guest house is a short distance from the seafront and is a good location to walk into the centre of Brighton. Lots of coffee shops and restaurants nearby. Highly recommend!
