The Space:
Our thoughtfully designed 3-bedroom apartment offers comfort and convenience, perfect for your stay in Boise.

Bedrooms: Each bedroom features a comfortable full-size bed, a dedicated workspace, and a spacious closet for your belongings.

Living Room: Relax in the cozy living room, complete with a regular couch, a coffee table, and a 55-inch TV equipped with streaming services for your entertainment.

Kitchen: The kitchen comes with essential appliances, including a refrigerator, oven/stove, dishwasher, and microwave. Please note, there is no toaster or coffee maker.

Our property is conveniently located in Boise, just a 7-minute drive (2.4 miles) from the Boise Airport, making it easy to explore the city and nearby attractions:

Public Transit: The nearest bus stop is just a short walk away, providing easy access to downtown Boise and other popular spots.
Driving: If you’re driving, most major attractions are within a 10-15 minute drive. Free street parking is available nearby (See Other Things To Note).
Biking: Boise is a bike-friendly city with dedicated lanes and the popular Boise River Greenbelt nearby for a scenic ride. 96 Bike-Score!
Walking: Many restaurants, cafes, and shops are within walking distance, making it easy to explore the neighborhood on foot.
Rideshares: Uber and Lyft are readily available for convenient transportation.

Amenities Use:
All listed and shared amenities, including gyms and other building features, are available for guest use at your own risk. Access is not guaranteed and may be limited or unavailable due to building maintenance, scheduling, or other factors. The host is not liable for any injuries, accidents, or service interruptions that may occur during your stay.

Parking: Please note that parking is not included with your reservation or provided by the property. Free street parking is available on a first-come, first-served basis. Nearby parking garages are also an option. Keep in mind that parking availability may be limited during local events or due to adverse weather conditions, so we recommend planning ahead.

Guest Requirements & Screening:
The guest who books the reservation must be at least 21 years of age and is considered the primary guest. The primary guest is responsible for the reservation, must be staying at the property during the reservation period unless prior written approval has been granted, and is fully accountable for the conduct of all individuals included in the reservation. Any violation of house rules by the primary guest or their invitees will be the responsibility of the primary guest and may result in fees, penalties, or early termination of the stay without refund.

This property offers self-check-in. For the safety, security, and protection of all parties, we require all reservations to complete an identity verification and background screening through a secure third-party service. The verification process includes submitting a valid government-issued photo ID and a live selfie to confirm identity. The name on the ID must match the name on the reservation. This must be completed and approved before check-in instructions will be released.

An email with instructions to complete the verification will be sent shortly after booking. If you do not see the email, please check your spam or junk folder. Failure to complete and/or pass the verification process—including meeting age and background requirements—will result in ineligibility to stay at the property. In such cases, the reservation must be canceled by the guest, and the standard cancellation policy will apply.

Security Deposit & Violations:
A $250 pre-check-in security deposit may be required to cover incidentals or damages. This deposit is fully refundable after check-out, provided no violations or issues occur. A minimum fee of $250 may be charged if any house rules are broken, including but not limited to unauthorized parties, smoking, unapproved pets, tampering with devices, or exceeding occupancy limits. Serious or repeat violations may result in immediate cancellation of your stay without refund.

House Rules:
Smoking is strictly prohibited inside the unit, in common areas, and on the property.
Parties, events, and disruptive behavior are not permitted.
Pets are not allowed.
Quiet hours are from 10 PM to 7 AM. A warning will be issued for noise complaints; a second complaint may result in removal from the property without refund.
All guests must be registered. Maximum occupancy limits must be followed at all times.
Do not move furniture, décor, or appliances.
Tampering with Wi-Fi routers, smart devices, security cameras, or locks is strictly prohibited.
Mail or package delivery is not allowed. The host/property is not responsible for lost, delayed, or returned deliveries.
No glitter, confetti, glue, or paint. Any added décor must be approved in advance and removed before checkout.
Our check-in time is 4:00 pm and our check-out time is 11:00 am. Early check-in and late check-out requests are subject to availability and may incur extra fees.

Noise & Monitoring:
This unit includes a Minut smart home device to monitor noise levels, smoking, and occupancy for safety and neighborhood compliance. The building is located in a multi-unit residential property, and occasional noise from neighboring units may occur. While we do not manage other units, we strive to maintain a respectful and quiet environment for all guests.

Maintenance, Safety & Access:
Routine maintenance or inspections may take place during your stay. In the event that building management, maintenance staff, or emergency personnel need to access the unit, we’ll do our best to provide advance notice. Guests are required to allow entry if needed. For safety reasons, tampering with smoke detectors, carbon monoxide detectors, fire extinguishers, or other safety equipment is not permitted and may result in reservation cancellation.

Lockouts & Key Policy:
Lost keys, damaged lock devices, or lockouts may result in a replacement or service fee depending on the timing and circumstances.

Wi-Fi Usage:
Wi-Fi is provided as a courtesy. While we aim to provide reliable service, connectivity is not guaranteed and may be impacted by provider outages or high usage.

Cleanliness Expectations:
Guests are expected to maintain reasonable cleanliness during their stay. Excessive messes or damage may result in additional cleaning fees.

External Noise Disclaimer:
Construction or city maintenance near the property may occur. While we try to notify guests in advance, we cannot control or refund for external noise from neighboring activity.

Policy Enforcement:
The host reserves the right to cancel any reservation without refund if there is evidence of house rule violations, fraudulent activity, or behavior that threatens the safety, property, or quiet enjoyment of other residents.

Boise State Spring Football Trip

Great place near campus and inexpensive. Check in was a little confusing and it would have been nice to have at least 2 keys not 1, since we had 4 people in our party.

Great location and better in person than expected

I was not aware that this location was predominantly where students stay, so if you are someone who wants a very quiet place this may not be best however it did not bother me. The apartment itself was extremely well kept, and I don’t think I’ve ever stayed at somewhere with such good cooking utensils. Everything looked brand new. The bed I slept in (middle room) was very comfortable and I wish I would’ve checked what brand and model it was before checking out since I’m getting a new bed soon.. Great location only about a 10 minute walk from the boise state football stadium and 30 minute walk to downtown
