Disaster from the start

We needed a 5 bedroom for a family get together. We had people traveling from all over the state. I never received any check in information, and we were traveling the day of our stay. I tried contacting the host through the VRBO app but never received a reply so I contacted VRBO directly. They tried to contact the host with no success, so they gave me direct contact info for the host. I attempted several times to call and text with no success. Check in was supposed to be at 4pm and finally around 4pm I got a call back from the host saying he didn't know why the check in instructions weren't on the VRBO app and sent me a text with those instructions. A couple of minutes later he called back saying that the property was not ready and the cleaners were there and needed another hour. We showed up an hour later and it was still not ready the cleaners did not finish until 6:30pm! (and we still found stains on the walls from spills from the previous stay) Then we get in the house and it's not 5 bedrooms as listed. It is 3 bedrooms with futon type couches in common spaces. We had family members that needed the privacy of a bedroom and ended up leaving and staying elsewhere. The property is in a good location but there is new construction going on all around which was a big negative. The host promised a partial refund for all the issues but I still haven't seen anything. DO NOT STAY HERE!
