We welcome one well-behaved dog to join you during your stay! West Jefferson is a wonderful dog-friendly town, and we understand how important it is to be able to travel with your furry companion. To ensure we can continue offering a clean and comfortable space for all guests, we do require a $350 refundable pet security deposit. This will be fully refunded after checkout once our cleaners have confirmed that no pet-related damage has occurred. We appreciate your understanding and are happy to help make your trip enjoyable for both you and your pup!

Hot Tub Etiquette
We kindly ask that all guests shower before using the hot tub. Lotions, oils, sunscreen, and perfumes can upset the water’s pH balance and make it difficult to keep the hot tub clean and safe for everyone. To help us maintain the hot tub in top condition, please follow this house rule. A $50 maintenance fee may be charged if extra cleaning is needed due to improper use. Thanks so much for helping us keep the hot tub sparkling and enjoyable for all our guests!

SAFETY, PROPERTY RISKS, & MOUNTAIN CONDITIONS
- Steep hills, natural stairs/trails, steps, outdoor surfaces, snow/ice, and sudden mountain weather.
- Wildlife presence including black bears, snakes, deer, bats, and insects—DO NOT feed wildlife, secure trash immediately, follow posted wildlife protocols.
- Hot tub: Use at own risk; must follow posted etiquette (shower first, limit time, no glass, age and supervision rules, cover after use, no solo or intoxicated use).
- A-frame home may have steep, narrow stairs and limited headroom in loft areas—use caution.
HOT TUB/SPA SPECIFIC - DROWNING AND WATER-RELATED RISKS
- Hot tubs present drowning risk even for experienced swimmers
- Alcohol consumption significantly increases drowning risk
- Hot water temperatures can cause disorientation and loss of consciousness
- Entrapment risks exist with suction fittings and drains
- Slip hazards on wet surfaces around hot tub area
HEALTH-RELATED RISKS
- Hyperthermia (overheating) can cause death or permanent injury
- Pregnant women face increased risks to fetal development
- Heart conditions, diabetes, and blood pressure medications increase risks
- Infections possible from improperly maintained water systems
- Chemical exposure risks from sanitizing agents
SPECIFIC HOT TUB ASSUMPTION OF RISK
I VOLUNTARILY ASSUME all risks associated with hot tub use and acknowledge these risks could result in DEATH, PERMANENT DISABILITY, or SERIOUS INJURY. I understand that NO LIFEGUARD is present and use is AT MY OWN RISK.
MOUNTAIN ENVIRONMENT HAZARDS
WILDLIFE ENCOUNTER RISKS
I acknowledge the property is in active wildlife habitat and ASSUME ALL RISKS including:-
- Black bear encounters potentially resulting in death or mauling
- Venomous snake bites requiring emergency medical treatment
- Rabid animal attacks from raccoons, bats, or other mammals
- Insect bites/stings causing allergic reactions or disease transmission
HOUSE RULES & PROPERTY PROTOCOLS
- No pets without prior written approval.
- No smoking or vaping indoors or outdoors—$1,000 fee for violations.
- Registered guests only overnight.
- Use fireplace/firepit according to posted instructions only, never leave unattended.
- Dispose of all trash in provided wildlife-proof bins.
- Promptly report any damages or incidents to Host.
Use all amenities (including hot tub, deck, stairs) at your own risk and in compliance with posted instructions.
Guest and invitees hereby WAIVE all claims against Host, Harmonious Abodes, LLC, its members and managers, for personal injury, death, loss, or property damage, unless due solely to Host’s gross negligence.
Guest agrees to indemnify, defend, and hold harmless Host and LLC from all claims, losses, damages, costs, and legal expenses relating to Guest’s (and their party’s) use of the property.
Governing Law: North Carolina law and Ashe County jurisdiction.
