Beautiful home located in the Mad River Valley

Come relax in the quiet woods in the Mad River Valley in this well appointed standalone home. Half a mile walk to Warren Falls and 3.9 miles to Sugarbush Resort. The home is situated on 10 acres offering places to explore and hike in the woods and a fire pit out back. Two minutes from Warren Village and 8 to Waitsfield provide you with dining and shopping close by. This home is well equipped with all you need to enjoy a home cooked meal with a cozy living room to play games and entertain.
A $50 extra per pet fee is kindly requested.

Bookings made through an "Instant Booking" option within 7 days of the Check In date may be canceled without penalty to the host and with a full refund to guest, if the cleaning company can not be scheduled in time due to short notice of the reservation made. The host holds the right to cancel reservations made with the "Instant Booking" option without penalty if there is any suspicion of an upcoming party planned on the premises.

RELEASE & WAIVER OF LIABILITY AND INDEMNITY AGREEMENT IN CONSIDERATION for being permitted to enter premises and property for vacation rental or any other purpose, the undersigned, for himself/herself, his/her personal representatives, guests, children, heirs, and next of kin, acknowledges, agrees, and represents that he/she has or will immediately upon entering, and will continuously thereafter, thoroughly inspect such areas and his/her continued presence constitutes an acknowledgment that he/she has inspected house, deck and entire property and he/she finds and accepts such areas as being safe and reasonably suited for the purposes of his/her use, and he/she further agrees and warrants that if, at any time, he/she feels anything to be unsafe, he/she and all guests will immediately leave the area and advise appropriate persons.

THE UNDERSIGNED hereby RELEASES, WAIVES, DISCHARGES AND COVENANTS NOT TO SUE Colin Phillips personally and as company or corporate representatives, their members, managers, operators, officials, officers, directors, employees, owners and lessees of the premises, all for the purposes herein referred to as “releasees”, from all liability to the undersigned, guests, representatives, assigns, heirs and next of kin for any and all loss or damage, and any claim or demand thereof on account of INJURY to the person(s) or property or resulting in DEATH of the undersigned or guests, whether caused by negligence of the releasees or otherwise while in or upon the area.

THE UNDERSIGNED hereby AGREES TO INDEMNIFY AND SAVE AND HOLD HARMLESS the releasees and each of them from any loss, liability, damage, or cost they may occur due to their presence in or upon the area and whether caused by the negligence of the releasees or otherwise. WARNING: Use of fireplace carries risk that may result in serious injury or death, and unsupervised use by children is prohibited. Guest agree to use fireplace/wood stove if available at own risk and if damage occurs due to negligence it will be the guest’s responsibility to pay for repairs.
THE UNDERSIGNED hereby ASSUMES FULL RESPONSIBILITY FOR RISK OF BODILY INJURY, DEATH OR PROPERTY DAMAGE due to the negligence of the releasees or otherwise while in or upon area. THE UNDERSIGNED hereby certifies that he/she and guests (they) have adequate insurance to cover any injury, illness or damage that may be caused or suffered while in or upon area, or else agrees to bear the costs of such damage or injury. The undersigned further that he/she/they have no medical conditions which would interfere with use of hiking, climbing stairs, and other activities on the premisis or else assume and bear the costs of all risks that may be created, directly or indirectly, by any such condition and expressly acknowledges such physical activities are dangerous and involve the risk of serious injury and/or death and/or property damage. The undersigned further expressly agrees that the foregoing release, waiver and indemnity agreement is intended to be as broad and inclusive as is permitted by law and that if any provision is held invalid, it is agreed that the balance shall, notwithstanding, continue in full legal force and effect. Any dispute, controversy or claim arising out of or related to this Agreement or the interpretation of this Agreement shall be settled by arbitration in accordance to the rules of the American Arbitration Association, except to the extent modified below. The place of arbitration shall be Washington County, VT.

THE UNDERSIGNED HAS READ, UNDERSTANDS THE RISKS, AND VOLUNTARILY SIGNS THE RELEASE AND WAIVER OF LIABILTY AND INDEMNITY AGREEMENT, and further agrees that no oral representations, statements, or inducements apart from the foregoing written agreement have been made. Cancellations: Also, stating that you have reviewed and agree to the terms and policies stated on the Rates/Reservations page on the listing. If there are any uncertainties please purchase one of the vacation protection plans offered online prior to arrival. Bugs and pests: The cabins are up adjacent the Green Mountain National forest and although we perform regular pest control on the cabins we cannot guarantee it to be pest free of all bugs and animal and pests. We cannot compensate for the presence of pests, insects and animals. We also ask that all guests respect nature that you Do Not feed wildlife. Road conditions: Recommend four wheel drive in Winter/snow months with snow tires. We do not refund due to weather conditions. Code of conduct rules must be followed by all guests: In appropriate conduct /behavior includes and not limited to violence, verbal or physical abuse, violating all part of this said agreement, act or acts that threaten the safety to others, loud music, repetitive noise that disturbs others, annoying to others or unauthorized services, programs or gatherings. Guests will be asked to leave and no refunds.

Walking distance to Warren Falls (0.4) miles down the main road!! Avoid the madness of parking down by the falls and walk down Rt 100 to enjoy a swim.
The living room offers many cozy seating options with a 55" TV for your viewing pleasures. On the other side of the living room is a large kitchen with all you need to create your finest meals! Upstairs has a full bath with tub and multiple sleeping options in each bedroom. Outside you will find acres of woods to go explore and a fire pit as well.

Please note there is another house about 300 ft away that shares the driveway through the woods. The residents are very quiet and keep to themselves so no need to worry as you will have all the privacy you need! : )
Cars are necessary to get around. It is highly recommended to have both snow tires and 4WD when driving anywhere in Vermont in the winter and spring due to snow and mud. The driveway to the house is maintained to Vermont standards, i.e you will be driving on snow as the majority of our driveways are dirt and that is how they are plowed/snowblowed. We are not responsible for cars off the road due to not having 4wd/awd and snow tires (please note all season radials are NOT snow tires).

Great place
This is my second time at this property and I had such a nice, relaxing stay. It’s very private and I just love the woods right outside the back door. The tv’s are big and the couch and bed are comfy and perfect to come back to after a fun day out and about. Simple and cute!

This home was warm, welcoming, and so peaceful. The area surrounding the property was perfect with the firepit and woods for our older kids to explore. The owners ensured that the stay was perfect, including recommending several cool activities such as exploring Warren Falls. Highly recommend this home.

Nice for a weekend trip
Pros- We enjoyed the quiet of the house and backyard. We were traveling with pets and it was nice to have a place that allowed us to have them. The rental management company was helpful, friendly and quick to respond to messages. Cons - Living room couch was uncomfortable as the leather cushions slipped easily and it was hard to sit on. Bed was VERY soft and upon removing sheets at check out could see the mattress pad was dirty. Bathroom shower curtain was dirty and no bar of soap was available. The kitchen pots/pans were old and stained and there was only a 2inch kitchen sponge to clean them with. I didn't feel like the host maintained/cleaned efficiently enough. The comfort items we are used to in a place were lacking. Not a pro or con, but also to be aware the bedrooms are upstairs and the stairs are very steep. I know this is common for the older homes, but for some it might be a concern. Overall, it was a good place but I'm not sure it was a good fit for us.

House was in a great location and spotless. Downstairs (kitchen, dining area, TV living room were wonderful. Only negatives were the mattress in master bedroom was way too soft (couldn't sleep there) and there were no bureaus in the other bedroom. Both are relatively easy fixes if the owners so choose.

Convenient Comfort
Though not quite central to all the places we wanted to visit when we choose it, the location was better than we thought. All the drives to where we wanted to go were perfect for the convertible. The house was a comfortable stay up off 100 though road noise was still audible.
