A quiet residential estate for your registered group of up to 20 — celebrations happen at your venues; the reunion happens here. Honest note: the main-floor den has glass doors and no main-floor bathing access — ideal for kids or night owls, not privacy-seekers or mobility-limited guests. Quiet hours 10 PM–8 AM. Exterior security cameras only — never inside. Quick ID verification and a short rental agreement after booking. Pets on request (fee applies).
GATHER EVERYONE — THAT`S WHAT THIS ESTATE IS FOR. The reunion dinners, the getting-ready mornings, the game-room tournaments, three kitchens running at once. The rules below keep the estate a private retreat for your twenty — not a venue for outsiders.

REGISTERED GUESTS ONLY. Max 20 overnight guests, all named on the booking. Anyone beyond your booked count — day visitors included — requires our written approval in advance. Unapproved visitors are a material breach of these rules. With a group this size, please assign one organizer as our point of contact.

YOUR PRIVATE RETREAT, NOT A VENUE. We can`t accommodate functions, receptions, ceremonies, open-invite gatherings, outside vendors, or commercial photo/film shoots — no attendees beyond your registered group, ever (Airbnb Community Disturbance Policy; City of Brampton by-laws). Guests attending celebrations at nearby venues are exactly who this estate was designed for.

QUIET HOURS 10:00 PM – 8:00 AM. Brampton`s noise by-law applies at all times. No amplified music outdoors, ever. Twenty voices carry — please keep the backyard conversational after dark.

PARKING: driveway only; keep neighbours` driveways and the street clear. Street permits for overflow vehicles can be arranged in advance — ask us.

NO SMOKING or vaping anywhere on the property. No illegal substances.

PETS: Welcome upon request with prior approval. Pet fee applies. Pets must not be left unattended and must stay off beds and furniture.

VERIFICATION: Government-issued ID and a signed rental agreement are required after booking (disclosed here per platform policy).

MONITORING: Exterior security cameras operate at the entrances and driveway [confirm placement]. There are no cameras inside the home.

ENFORCEMENT: Breach of these rules may result in termination of the stay without refund, reporting to the platform, and recovery of fines, damages, and additional cleaning costs. Stays are licences to occupy, not tenancies, per our Terms of Service.
