TRAVEL INSURANCE: ⚠️ STRONGLY RECOMMENDED. Property/Hosts/Owners are indemnified from any Guest losses due to Cancellation for Any Reason.
ID: Copies for all persons (18+ yrs) must be submitted 48 hrs after booking or 7 days prior to arrival for security and liability check.
RELEASE/INDEMNITY: Completed and notarized agreement required for guests with children, submitted at least 7 days prior to arrival or risk cancellation.
GENERAL DISCLOSURE & LIABILITY: This Property is owner occupied, with on-site property management and maintenance. Family pets reside on the property grounds and are securely kept away from guests and/or all occupants. It is located in an un-gated, non- associated, residential neighborhood. Hurricane season runs from June through November, with the average high peak being in September. The average year-round air temperature is 80 degrees. In a tropical environment, pest control efforts may not totally deter ants, roaches, other insects and/or pests. Certain foliage in tropical environments can be harmful or cause injury if ingested or touched. There may be many forms of wildlife found in tropical environments, including but not limited to birds, frogs, deer, iguanas, small non-poisonous snakes and stray animals. Guest(s) are responsible for inquiring at the time of booking about any issues regarding safety, privacy, and/or amenities which are a concern or of importance to them. Management reserves the right to refuse service to anyone, and assumes no liability for delay, irregularities, accidents, bodily injury, illness, death, personal property loss or damage, negligence, defect, theft, an “act of God”, tropical storm/hurricane/pandemic/catastrophe, expected or unforeseen events, or the involvement or acts of any person, company, or independent service provider (travel agents, tour operators, product manufacturers, airlines, rental cars, taxis, buses, boats et al). Management will not assume responsibility for any inconveniences due to the failure of guest(s) to deliver proper advance written notification. Guest(s) are responsible for the villa for the duration of the rental period and for the observance of all precautions, which are provided upon check- in and/or posted in the villa. Guest(s) are responsible for ensuring that they and other visitors abide by all oral or written property rules and regulations. The Owners, Hosts, Management, Corporation and/or Estate assumes no responsibility and guarantees no compensation or refund to Guests and/or all other individuals registered or not, for unpredictable, random and/or accidental events, issues, damage, mechanical failure, unavailable amenities, including and not limited to the property services such as water, electricity, cable, satellite, television, telephones, air conditioning, and all other appliances and equipment.
A 20% Administrative Fee will be retained by Property for granting Guest(s) a courtesy full/partial refund that falls outside the cancellation terms of the original booking.
FEES (ONLY as required in the event of): $50 garbage removal/ $75 stained or extra dirty linen/ $100 hot tub drainage/ $400 pool drainage/ $250 smoking/ $200 for reservations of less than the minimum stay requirement. Additional fees may apply for incidentals, damage, services, cleaning, payment by credit card*, etc.
NIGHTLY RATES: Base rates includes 1 - 6 guest(s)/ $25 per additional guest/nt.
MONTHLY RATES: 28 nights maximum. 1 - 4 Guests maximum. $25 per additional Guest. Includes pool/spa/deck maintenance and cleaning + 24/7 on-site management. One mandatory complimentary mid-stay housekeeping service. Prorated monthly electricity charge for all usage greater than 600kwH.
LEASES*: Starting at 3 months. 1 - 4 guests maximum. Credit check. Police report. Non-related referrals (3). Security deposit $1,000. Based on monthly rates (negotiable). Prorated monthly electricity charge for all usage greater than 600kwH.
DISCOUNTS: Weekly, Monthly discounts available. Not to be used in combination with other offers or promotions. Discounts applied to base rates ONLY. Not inclusive of fees (additional guest, service, administrative, professional, property, cleaning, electricity, etc). Requested discounts will only be considered if reservations meet the required minimum stay requirement. Repeat Guest discounts eligible with a 7 night minimum stay*.

PROPERTY USAGE: Due to liability, cost, and additional wear and tear, occupancy and use of all amenities is restricted exclusively to registered and paying Guests ONLY.
