Spacious 3Br/2Ba ~ Waterfall Pool and Covered Lanai! **Quiet oasis~just minutes from the Ocean & Indian River** This home features a complete Master Suite, with private shower and garden tub. There are 2 additional Bedrooms with a shared Bath, a large open Kitchen and living room, a separate family lounge with pool view. This split plan offers privacy for the master and the two additional bedrooms.

Guests that have booked are confirming that they (the primary booker) and any guests that are part of the reservation, are aware and agree to the following rules outlined below, the rules listed under the house rules section, as well as any additional rules listed in the listing description/additional information section:
-$100 per pet fee is required to be paid before check-in information is provided. Non disclosure of pets will be considered a major house rule violation and will result in dismissal from the property.
-We will kindly confirm the number of guests and animals after a guest has booked. Confirmation is needed from the guest before access information is provided and before door codes are activated.
-Due to local city rules and permit regulations for vacation rentals, guests will need to contact the property manager at the number listed in the welcome binder for evening and overnight emergencies. The name and contact number is listed at the top of the front page under "Safety and Important Contact Info" and is also listed at the bottom of the checkout sheet where the Wi-Fi information is located.
-No cats allowed due to health hazards to the owner.
-Guests are not permitted to exceed listed occupancy in accordance with local laws.
-Cars must be in driveway and cannot be parked in yard/street or at neighbors.
-Animals are not allowed on furniture and dropping must be cleaned from the yard.
-1 house trained dog ok, no cats. Please inquire if dog is >20 lbs or you have more than 1.
-Smoking/Vaping is Only Allowed Outside and must be thrown away in the outdoor garbage cans.
-Quiet family neighborhood, no loud music/parties/large gatherings.
-Excessive trash/missed pickups will be $20 fee per occurrence
-No animals in pool, a fee of $75 will be charged if pet hair found in the filtration. Loss of use may result as well.
-No loud music, yelling, or fights/disputes.
-Linen must be used on the living room couch if used for sleeping.
-Guests are expected to clean up spills and keep rooms tidy. Floors should be mopped and swept if needed due to spills, foot tracks, or animals.
-Pool toys need to be kept out of the pool when not in use so it can be serviced weekly.
-Any and all damage needs to be reported immediately.
-Excessive cleanings or abuse due to spills or dishes/food will result in a minimum $250 fee.
-Guests will be asked to leave the residence for significant violations (in accordance with house, local, and state laws) and do so with the understanding they will not be refunded their deposit or any remaining nights on their reservation.

~ Bedroom #2 has a queen bed with television.
~ Bedroom #3 has a twin trundle bed that can be converted to a queen (please request conversion prior to arrival)
~ Pool view living room and family room are equipped with cable television.
~ Cable and Wireless Internet (Wifi).
~ Garage to park 1 car.
~ Washer and dryer.
~ Caged pool with a covered patio.

Centrally located in Sebastian, this home is close to Golf, Sebastian Airport and Skydiving Center, Less than 3 miles to the Indian River and 7 miles to the open ocean.
Sebastian has several waterfront restaurants and bars, boat ramps and walking paths. It is also within an hour of Orlando Airport, Disney, Sea World, Cape Canaveral, Water Parks, Botanical Gardens, Riverside (and others) Theater, Vero Art Center, Brevard Zoo, and the list goes on and on.... not to mention the great Fishing!!!
