We were welcomed by Vincenzo as soon as we got to the B&B even though we arrived quite a bit later than we first informed due to the EES system at the airport for entry into Rome. The check in went very smoothly. There were packaged snacks available in the entranceway 24 hours and a bottle of drinking water in the fridge in the common area on the 2nd floor stairwell with your room number on it. Just ask Vincenzo via What'sapp to refill it if you need it throughout the day otherwise it was refilled at night. Communication with Vincenzo throughout our stay was great, The room was larger than expected for Europe and there was plenty of room for our two checked bags and to move around. Lots of drawers and hangers. The air conditioning worked well. My only complaint was that the dirty dishes from our leftovers were not removed and replaced but maybe I should have brought them down in the morning when we were having breakfast? Short 5 to 10 minute walk to two different Metro stations and the neighbourhood has some great restaurants and bars as well. All in all a good stay and we would stay here again.

Nice but in hindsight, further out than i would have preferred (not ideal for the traveler that likes taking metros - rolling the suitcase along rough streets for several blocks is not the ideal). Room was clean, quiet and comfortable. Breakfast was adequate.

The property is in a great location. It is in walking distance to stores, restaurants, ATMs, etc. and is in a very safe neighborhood. The owner is extremely nice and helped me more than once with some problems I had. I will definitely come back and highly recommend this property.

B&B St John's Villa is really well placed - close to key sights, various transport options and in a more low key residential area, so quiet. The rooms are a good size with a.c. and your own shower. The buffet breakfast was excellent with fruit, baked goods, yoghurt et al. The proprietor was very helpful and suggested less common options to try. There's some secure parking but you'll need to check when booking. Also, there are quite a few steps, so not so great for anyone with mobility issues or young children.

The property was beautiful, our room had a balcony woth a great view and it was nice for relaxing at the end of the day. We took the metro to Vatican City very easily and, although the walk was long, we enjoyed walking to the Pantheon. The restaraunts were great and filled with locals during peak season (mid July), which isn't something we expected but was a happy surprise!

B&B ideally located about 10 minutes walk from Metro and 25min by walk from Colosseum within a very nice neighborhood. Within 5 min walking distance there are plenty of shops and restaurants. Rooms are very individual, more like a homestay but all in all very nice, comfortable and clean. Host is very nice and supportive in any regards. Communication with host was also very reliable and convenient. All in all: Price versus value was very very good!

This is a nice place with a friendly and welcoming host, and onsite parking for a daily fee. Accommodation is on three floors, and no elevator - so be aware that you're going to have to carry your stuff upstairs. Breakfast was good, with some excellent bakeries, juice, and coffee or tea. Our room, on the top floor, was comfortable and had everything we needed. We had a rooftop terrace too, from which you could see the statuary on St John Lateran if you leaned out a bit! It's within walking distance to the Baths Of Caracalla, Forum, and Colosseum if you're of regular fitness, and only a couple of minutes to San Giovanni in Laterano. You can do the circuit round all of them, taking your time. There's a Metro starion (San Giovanni) about 5 minutes walk away, and plenty shops just around the corner. I've no hesitation in recommending.
