The room was tidy and clean, and the mattress was extra firm. For us, these are very good attributes for a motel room. Communication with the front desk needed improvement. They couldn't find our reservation twice--once when I gave a courtesy call informing the staff that we'd be checking in late and later when we actually checked in. (I had booked and paid for the room through Expedia at least a week prior.) The big concern is the general area around the eastern end of University Avenue. There was a homeless encampment next to the Dynasty Suites, and trash and someone's personal belongings were strewn around the front of the motel. There are many derelict and tagged buildings on University. Also, some of the guests were less than desirable. We encountered loud arguing and someone peeling out of the parking lot at 1:30 AM. People smoked on the balcony and on the stairs. The second night, there were no spots in the lot so I had to park a quarter mile away. (I imagine guests were inviting locals over for a party.) At checkout, a man was working on the engine of his car in the parking lot. You might have better luck staying in downtown Riverside. I grew up in east Riverside so I know how dicey it can be.
