Beautiful, thoughtful family home located in the heart of Canning Vale - a popular family-friendly suburb located south of the river. Offering space, style & comfort, this home will surely make your stay here in Perth a magical one! The backyard of this home is oh so spacious and has a beautiful outdoor space, grassed area for little ones to roam & explore, and an awesome netball post! We hope to host you at this wonderful home! - Stand-alone home, with lush green gardens & lawn to the front.

- Parking is via the double garage and double open driveway. To access the garage, you will be provided with a garage remote for easy access to come & go.

- To the front of the home you will find the master bedroom & dedicated study/lounge space.

- The master bedroom is spacious, stylish & tranquil. Offering a beautiful king timber bedframe with matching bedside tables & lamps to either side, built-in-robe with mirrored doors. There is also a smart TV located inside the wardrobe (handy use of space) so you can sit back in bed & relax and watch TV. There is also a ceiling fan for those warm, summer evenings! Enjoy the convenience of your own private en-suite offering a mirror with a dual sink vanity, shower & toilet.

- Opposite the master bedroom (still to the front of the home!) you will find a very handy dedicated study/lounge room with double doors so you can work or study from home peacefully! The desk and storage space is built in, and there is also a study chair and monitor which you are welcome to use. In this space, you will also find a comfortable modular lounge with a coffee table, entertainment unit & wall-mounted smart TV.

- To the rear of this family home you will find the remaining bedrooms, main bathroom, laundry, open plan lounge, dining & kitchen, and awesome outdoor space!

- The lounge area is beautiful & spacious and offers 1 x three seater sofa, 1 x two seater sofa & occasional chair, coffee table, entertainment unit & wall-mounted smart TV.

- The dining space is located opposite the kitchen making meal preparation with family & friends easy! Offering a beautiful oval table with 6 x chairs.

- Amazing modern kitchen with modern appliances. You will have access to a full-sized fridge/freezer, dishwasher, oven, microwave, electric cooktop, toaster & kettle. - Beautiful bedroom 2 offers a gorgeous wrought iron double bed frame with double mattress, side tables with lamps to either side of the bed, a standalone wardrobe for your belongings, a small study nook with a chair & wall mounted TV. There is also a ceiling fan.

- The main bathroom is light & bright offering a shower, mirror, sink/vanity & separate bath.

- Bedroom 3 is bright & fun, offering a double bed, bedside tables & lamps to either side, an open robe for your belongings, and a dedicated study desk & chair. There is also a ceiling fan.

- Bedroom 4 is modern & fun, offering a cool 'mountain' themed wallpaper, a double bed with bedside tables & lamps to either side, a single wardrobe for your belongings, and a large chest of drawers. There is also a ceiling fan.

- The laundry is modern and fully functional, offering a dryer, front loader washing machine, and built-in cabinetry with sink making laundry prep easy! There is also access to the outdoor area from the sliding door to access the outside clothesline.

- The backyard space of this home is spacious with lush green gardens & lawn and has an awesome alfresco area with a timber outdoor setting so you can enjoy a meal or two outdoors & comfy lounge set. The grassed area is BIG and is the perfect space for kids to have fun & explore. There is also a paved section to the back with a netball post - how cool!

- The Let Go team comprises our property managers, onboarding specialist, housekeeping supervisor, housekeeping staff, and our guest concierge team so if you do require any assistance, please reach out to us and we'll see how we can be of any assistance.

- Hiring a car in Perth is recommended.

- Closest bus stop is located 1km (12-minute walk), from the property and the buses here will take you to Thornlie Station, Cockburn Central Station, Murdoch Tafe and Livingston Market Place

- Uber, DiDi & Swan Taxi are very popular in Perth, just download the app and you can order a car to collect you and take you to your destination - so easy!!

- This property has a noise monitoring device that management checks regularly at all hours. If this device is disconnected during your stay, we will be notified of this disconnection, and you will be at risk of having your booking cancelled immediately.

- This property has regular lawn mowing & gardening which is carried out by a professional contractor every four (4) weeks. Please note that you may be contacted during your stay for the lawn mowing/gardening servicing to take place so we can keep on top of this.

- The en-suite & main bathroom shower both have a hob that you will need to step over to access the showers.

- Important: Before you arrive you will be asked to complete guest verification through third-party provider Truvi. You will also be given the choice between authorising a security deposit of $750 (2% admin fee) or a non-refundable damage waiver of $50. This is done to ensure we are keeping up-to-date with short-term rental regulations as well as providing both our guests and our properties with extra protection. Truvi will contact you via email and/or text to complete the verification. Please do so prior to arriving at the property to enable a quick and easy check-in process.
• BOOKING EXTENSION POLICY: If you would like to extend your booking last minute, please note that extensions can only be approved and paid for in FULL before 7:00pm on the day prior to your check-out date. If you wish to extend after this time, please note that there will be a fee of $150.00 which will need to be paid in FULL (to compensate the cleaner for last-minute scheduling changes) along with the extension rate. Please note that all charges will need to be paid upfront. If fees have not been paid for in FULL and it has approached your check-out time, then you will be required to vacate the property immediately. Please also note that if you make a new booking instead of requesting an alteration request to your booking, the cleaning fee will not be refunded.
• SECURITY CAMERAS: Some of our properties are equipped with external security cameras, which are regularly monitored by management. To know if a property is equipped with cameras, please refer to the listing description. Please note that if these cameras are tampered with in any way, your booking will be immediately cancelled, you will be required to vacate the property, and no refunds will be provided.
• NOISE MONITORING DEVICE: Some of our properties are equipped with noise monitoring device which management check regularly at all hours. To know if a property is equipped with cameras, please refer to the listing description. If this device is disconnected during your stay, we will be notified of this disconnection, and you will be at risk of having your booking cancelled immediately.
• CONFIRMATION OF BOOKING: For verification purposes, you and any approved guests or visitors may be required to provide us with a current form of government-issued ID prior to confirming your booking or during your stay.
• CHECK-IN TIME: Check-in time is available as per your reservation details. Please do not access the property earlier, as we need time to clean and prepare for your stay.
• CHECK-OUT TIME: Check-out time should be completed by the time specified in your reservation details. If you are running late, please inform us as soon as possible. Housekeeping must be granted access if they arrive and you have not yet vacated. Please refer to our checkout procedure located on the property for further information. Late check-outs will result in late fees.
• CHECK-OUT PROCEDURE: Please ensure the property is left in good condition before you depart. Empty the fridge and pantry of any opened or perishable food, dispose of all rubbish in the bins provided, and make sure the space is tidy. All dishes must be washed and put away, and all lights, air conditioning, and heaters should be switched off. Remove all personal belongings and lock all doors when leaving. If you used a lockbox for access, make sure to return the key properly. Failure to do so may result in additional charges if our cleaners cannot access the property.
• EARLY CHECK-IN FEES: If you are seeking an early check-in, we charge a minimum $50 early check-in fee depending on the time of check-in. The fee will need to be paid upfront and in advance for the early check-in to apply on the day of your arrival.
