An architect-led barn conversion in the heart of a working farm, Swallow Barn is a bold, beautifully renovated retreat offering a true taste of rural Cumbrian life. Designed with connection and comfort in mind, it blends contemporary design with countryside charm, the kind of place that invites long, lazy breakfasts, evenings on the terrace, and the simple pleasure of watching farm life unfold from your private outdoor seating area.
Inside:
You enter through the side of the detached barn via a smart lock and porch, perfect for boots, and wet coats. Inside, the space opens up into a sociable open-plan layout with a generous dining table at the centre. There’s a direct door from the dining area out to the seating area, ideal for summer suppers and morning coffee.
To your right is the kitchen, sleek, modern, and fully equipped, and beyond that, the sitting room with comfy seating, books, and board games for cosy nights in.
Downstairs also includes a modern shower room with WC and a ground floor single bedroom.
Two separate staircases lead to the upstairs bedrooms, each with its own ensuite. One has twin beds, the other a king-sized master with a bath, both rooms have lovely natural light, ample storage, and an interconnecting door that can be opened up for families or friends who want to share the space more fluidly.
Outside:
To the front, your own parking space and EV charger make arrivals easy. There’s external bike storage with a socket for charging e-bikes. To the rear, a lovely enclosed sitting area overlooks the bustle of working farm life, a real slice of the countryside, always changing with the seasons.
Set just outside the small village of Penruddock, you’re well placed for exploring the quieter, wilder northern fells of the Lake District, with Blencathra and Ullswater both within easy reach.
The nearest pub, The Royal in Hutton, is drivable if you fancy a pint or some good pub grub. And and the lovely Neaum Cafe at Blencowe Quarry is worth a visit! Also Greystoke village (with its brilliant cycling café) is just a short drive away. You’re not far from the A66, so access is easy, but once you’re here, it really does feel like you’ve properly escaped. A car is recommended due to the rural nature of the setting.

🐕 One well behaved dog allowed, at a charge of £30 per stay, there is a strict rule to pick up after your dog otherwise a further charge will be made.

🚜Please remember: this is a working farm, the lovely folks who look after it live next door and will be around doing their day-to-day. The barn is fully detached and private, but you’ll likely see some real-life rural action now and then.
