The Space:

Soft morning light fills the villa as you step onto the patio, the gentle hum of the private pool inviting you to linger. The spacious layout lets each member of your group find a comfortable nook, whether it’s a game‑filled evening in the dedicated room or a quiet moment by the hot tub under the Florida sky. With the community water park just steps away, you can blend resort‑style fun with the privacy of your own retreat.



Sleeping arrangements

The home offers nine distinct bedrooms. Downstairs, the primary bedroom features one King bed (sleeps 2). Upstairs you’ll find: Primary Upstairs with one King bed (sleeps 2); Paris with one Queen bed (sleeps 2); Pink with one Queen bed (sleeps 2); Mickey with two Twin beds (sleeps 2); Star Wars with three Queen beds (sleeps 6); an additional Mickey room with two Twin beds (sleeps 2); Moana with two Twin beds (sleeps 2); Green with two Twin beds (sleeps 2); and Queendom with one Queen bed (sleeps 2). In total the villa provides 14 beds across the nine rooms, comfortably accommodating groups of 16 or more.



Indoor living

Two generous living areas give everyone space to relax. The main family room centers on a flat‑screen TV with ample seating for casual gatherings. A separate game room adds a lively spot for board games, video consoles, or friendly competition. Throughout the interior you’ll find air conditioning, heating, high‑speed wifi, a dedicated workspace, and a free washer and dryer for longer stays.



Outdoor living

Step onto the backyard patio where a private pool and hot tub await. The pool offers a refreshing escape, while the hot tub provides a soothing place to unwind after a day at the nearby water park or Orlando’s theme parks. Outdoor seating lets you savor the warm Florida evenings with a gentle breeze.



Kitchen & dining

The large, fully equipped kitchen includes a refrigerator, freezer, stove, oven, microwave, dishwasher, and coffee maker, giving you everything needed to prepare meals for a big group. Indoor and outdoor dining areas provide flexible settings for family‑style breakfasts, casual lunches, or dinner al fresco under the stars.



Neighborhood

Located in the ChampionsGate community, the villa grants free access to The Retreat at ChampionsGate’s resort‑style amenities: a water slide, lazy river, tiki bar, fitness center, movie theater, playgrounds, volleyball and tennis courts, and an 18‑hole golf course with driving range. Nearby dining, shopping, and Orlando’s major attractions are all within easy reach.

Getting Around:

Feel safe and right at home when you enter the resort, which is located within a gated community and secured by a 24-hour security guard. Parking can accommodate up to (2) vehicles in the driveway parked side to side, and up to (1) vehicle on the street in front of the property.



The garage has been converted into a game room. Therefore, indoor parking is not available.



Other Things to Note:

The home is professionally cleaned and sanitized between each guest. We ensure that our cleaners are committed to the highest standards of cleanliness.



If you would like to add pool and spa heating to your reservation, please let us know in advance, and we can coordinate to set that up for you. The cost for this amenity is $35 per day of stay, which will be invoiced separately. We kindly ask for at least a week's notice. During inclement (cold and/or rainy) weather we do not advise using the pool. The pool gets serviced weekly. Please note that, after it rains, there may be some debris that wash into the pool, which may cause the water to appear slightly discolored.



A damage protection option is required for all reservations and is processed through our third-party system prior to arrival. The available options depend on the length of your stay:

-For 1-Night Reservations: Guests are required to provide a $500 refundable security deposit. This is a pre-authorized hold (not a charge) that is released following a damage-free inspection after checkout.

-For Reservations of 2 Nights or More: Guests may choose between the $500 refundable security deposit or a non-refundable damage waiver of $20 per night (capped at a maximum of $100). This waiver covers accidental damages beyond normal wear and tear.



Our grill is a propane grill. Please be advised that propane is provided by the guests. We have a propane tank in the house that can be taken to fill up and used during the stay. We cannot guarantee the tank will be full upon arrival.



Please be reminded that check-out time is 10AM. In order to prepare our property for the next guests, housekeeping is scheduled to arrive promptly upon check-out. Late check-outs affect housekeeping schedules and future guest reservations. In the event you stay beyond the original scheduled check-out time, you may incur a fee of up to $300.



It is a self-catering home, therefore, we do not refill any supplies during your stay. Each bathroom will have shampoo/conditioner, body wash, a single roll of toilet paper, and hand soap. In the laundry room we provide enough detergent pods for UP TO two (2) loads. In the kitchen, a paper towel roll, a couple of trash bags, dishwashing detergent, and sponge. There is a coffee maker, however coffee is not. Salt/pepper and cooking oil are available for use. If anything is missing, please let us know immediately upon check in so we can arrange restocking.
