BEACHBALL PROPERTIES VACATION RENTAL POLICIES:
RENTAL AGREEMENT: Tenant Vacation Rental Agreement must be electronically signed to secure your reservation. Please read carefully. This is a legally binding document.
NO SMOKING: All properties are non-smoking.
AGE RESTRICTION: Must be at least 25 years older to book a BEACHBALL PROPERTIES vacation rental. A person 25 years or older must be staying at the property for the entire duration of the booking. There will be no refunds issued for anyone booking under false pretenses.
CHECK-IN: Check-in is at 4PM. Early check-in is not possible, sorry but no exceptions.
CHECK-OUT: Check-out is at 10AM. Check out after 10AM will be charged an additional day.
MONTHLY/SNOWBIRD RENTALS: Available from November through February. Call to ask about monthly rates.
PARKING PASSES: Two (2) parking passes available maximum for this unit to be purchased via link sent after booking. Not included in reservation cost. The cost of parking passes is set by each Homeowner's Association and is subject to change at any time without notice. U-hauls, trailers, boats, jet skis, buses, etc. are not allowed on property.
CANCELLATION POLICY RELAXED: Guests who cancel at least 30 days before check-in shall receive a 100% refund of the amount they have paid. For cancellations between 14 and 30 days before check-in, 50% of the total reservation costs shall be refunded. For cancellations made less than 14 days prior to the beginning date of the reservation, NO REFUNDS will be issued. Refunds shall not be issued for late arrivals, early departures, or inclement weather conditions including hurricanes and named storms. We do offer optional travel insurance which we highly encourage all guests to purchase.
WHAT YOU SHOULD BRING: Guests receive a “starter pack” of laundry detergent, dish washing detergent, one trash bag per trash can, and travel-sized shampoo, conditioner, and soap per bathroom. Starter supplies are not intended to last for the duration of your stay. Linens are furnished but please bring your own beach towels.

We attended a wedding next door and had an amazing view of them setting up the beach wedding! The property was updated, clean and very nice. We had NO issues whatsoever.
The condo was nice. So much better than a hotel. Pool was very nice and the indoor pool and spa were nice to have available. Our condo was very clean and the check in was fast. The only complaints I have is that the parking pass was $55 and the address they gave us led us to an owners only parking lot that you need a code for. We found the correct entrance pretty quickly but it was confusing.
Started out with having to contact Beachball Properties due to our condo not being completely clean and no essential amenities were left for us. They were very fast and very apologetic. Enjoyed our stay. The biggest downfall is having to pay $56 to park in the parking lot. That’s an absurd price. Love Orange Beach and the location. Stayed in this area for many years and will continue to visit.
This place is a great condo. There were 4 adults, 1 toddler, & 1 infant in our group. Very nice & a convenient location. We had 3 issues during our stay. The upper door latch was missing, so our toddler almost escaped. The shower head and curtain were slightly moldy. The biggest issue was parking. I was not aware that the parking is not included for non-Brett-Robinson rentals, so that was another $110 for 2 cars for 5 day stay.

Property was not cleaned well as food was on countertops and mildew was on the shower heads. Ice maker did not work the whole trip even after we notified property management. They said they were sending someone to fix it but no one ever came. We had a problem with a master bathroom sink that would not drain. Overall the property was adequate for our stay and we still had a blast with our family.
Terrible experience here. They wouldn’t let you control your own climate in the room. The temperature in the room would only go to 70 then they would remotely turn it back up to 72 theirselves. When we called and complained about this they said there was nothing they could do about this. It had to stay 70 degrees in the unit to reduce humidity but we were not used to slowing at this temperature. Close to the beach. Great location
The kitchen was filthy with dirty dishes in cabinets, guest shower was clogged and guest toilet seat was detached on one side. It took two phone calls to get someone out to address. The master bed is extremely uncomfortable and the unit needs painting - paint is peeling off the walls in several areas and off of kitchen cabinets. Living room was comfortable and was as pictured. Disappointed in the property and communication by the property manager.

The location was good. Very convenient. While I appreciate the advanced notice about the work being done in the condo, the paint fumes were pretty harsh and made my kids a little sick for 2 days. Security knocked on our door less than an hour after checking in accusing us of being loud and hammering. A sound that we were hearing too. My family also got separated for a while as maintenance was working on the door. I got stuck outside the unit and the rest of my family was inside. There were just a lot of interruptions and compromise on our part especially for the amount of money we spent to rent the condo.
The property was breathtaking. The area was so relaxing and coming. The location was easy to find and parking passes were purchased in the building next door. I remember reading reviews and it stated that the parking passes were next door and the security guard at the gate was also helpful and directing us on where to go. The condo was clean and up-to-date. Everything we needed was there and we had absolutely no complaints at all. We will most definitely be doing another stay soon. Everyone that we had to interact with in Booking the reservations from the parking passes to the security guard everyone was so polite. My daughter left her tablet there and we didn't realize till we got about an hour and a half away. I was able to call the property and they had housekeeping to locate the tablet and we were able to get a friend in the area to get the tablet to ship it down to us. The representative over the phone was so nice and absolutely patient with us as we try to ensure that our friend was able to retrieve the tablet.
Overall a really great stay. Location is awesome. Right on the water, easy access to the beach and pool. Quiet location. Everything worked well in the condo. Could use a little TLC but overall exactly like it is described in the listing. Would visit again.
My wife and I stayed here with our two children. It was clean, and beachfront, just as advertised. There were two bedrooms, with one having a King sized bed, and the other having two queens for my kids. We had one issue with the shower head in the master shower, but it was remedied quickly after we called. I would recommend this property.
Traveled with 88 year old mom who uses walker/wheelchair. She was able to get from front door to condo easily. Master shower had easy access with seats but shower head was fixed. I know this isn’t a handicap accessible condo but with a small change it could work well for someone with limited mobility. Excellent area and condo.
Love the location and the website was on target with the description of the condo. It was very comfortable and we loved the ocean decor and the view from the balcony! We arrived later than expected for check in due to weather issues and our only minor issue was that we didn’t realize “Guest Services “ were actually in the main Phoenix East building (our condo was in Phoenix East II) next door, which is where we had to go to purchase our parking pass for the week. Luckily the gentleman at the gate to Phoenix East let us know so it was a very minor issue. We would stay here again.
Everything was excellent except the condo refrigerator. It made some ice but mechanism to dispense properly would not work except to give a few cubes. The appliance was so close to the wall that the door would not open enough to access the ice bin. Caused us to buy ice for just 2 people.
