It is a wonderful historic building with golf course in beautiful grounds. The hotel's defining feature is the pool, spa and gym facilities, which are well maintained and of very high standard. If this does not interest you, don't stay here. It seems like the primary business focus of the hotel is to host weddings and large celebratory events. This side of the business is excellent and the facilities are well maintained and in good order, so if you are a wedding guest, or hosting a work party, you will think it is great. However, if you are staying as an 'ordinary' hotel guest, prepare for disappointment. We stayed for 4 nights in a family room with 2 kids. We were slightly concerned when reading signs that say the rooms are not made up every morning, and that you will need to request for this to happen from the front desk. Despite requesting a room clean, at no point during our 5 day/4 night stay did the staff clean the room. We had to obtain clean towels from the cleaner in the corridor and scavenge toilet roll from the public restrooms associated with the entertainment side of the hotel (see above). In addition, there were plumbing problems because the toilet all but stopped flushing by the end of the 4 days, resulting in yet-more trips to the public restrooms across the hotel. What was most frustrating is that I got the sense from the staff that they couldn't care less about their job which suggests a wider problem with the management team.

The room was tiny. The bed was small and not a double as advertised. Bed could only fit in the room by being pushed up against the wall so could only be accessed from one side. Bed was uncomfortable and prevented any sleep. Bathroom was so small it was not possible to sit on the toilet! Room was situated next to an outside generator or aircon unit which was loud. I don’t believe any guest should be expected to stay in this room.

Staff really friendly and helpful. Thought the staff were all excellent. Loved the swimming pool which was excellent. Parking really good to have near the hotel. Bit disappointed with the following though to be honest as hotel is rated 4 stars: Thought the hotel was maintained well in communal areas but in rooms a bit less well - the room I was assigned was far too hot to stay in which was the main problem but also had very tired wrinkling carpet inside and narrow steep staircase up where the carpet was actually pretty dirty looking. The staff were able to find an alternative for me which I appreciated and this was much cooler. Again a little bit of deep cleaning needed I think - black mould all around the window frames - let the ambience down. Could do with hair conditioner in the bathroom -expecting this to be there. Breakfast - I liked the fresh fruit but expected better quality/variety of bread - expected to see multigrain/sourdough/crispbreads on offer as it’s not a budget hotel. Dinner menu was limited to mainly fast food type options. Plentiful and hot and service good but I’d look to go elsewhere I think purely because of the menu.

Terrible experience, 1st night room was like a shoe box extremely hot in this heat wave with no air con and windows open 2inches with massive extractor fan outside very noisy and smelly, complained but waste time staff didn't want to know, took 2 & half hours of complaining at night to get them to turn extractor off so we could get some sleep, went off nearly 2am! Moved room next day but again no air con anywhere in hotel or rooms so extremely hot again in this heat wave....place is tired and needs good revamp and paint up along with pot holes and trips...oh and no PAT test on electrics, ones that were tested were 8 YEARS out of date 2018! Health & Safety fire hazard!.....never again and will be submitting formal complaint

We have stayed here before and had a great experience but unfortunately this time we had a very small room (16) - at full price. The door hit the bed as you went in and you could barely get around one side of the bed. The shower couldn’t be changed from red hot - we won’t stay here again.

Location is good, 10 mins from city centre, £11/£15 taxi fare. Bed really comfy, room layout ok, but stains on the carpet, old food debri on bedside draws and underneath shower drain cap lots of old shower hairs. Golf clubhouse location great to chill watching the golf, food and beverages good, staff very nice and help full. Hotel bar not great, do not do any cocktails and last orders called at 22-45 bar shutters down at 22-55 Breakfast at £29 each way too expensive, did not eat in the restaurant as lots of great restaurants in Norwich to eat. Have never stayed in a hotel where the bar closes this early and whilst guests still liking to have a drink. In general hotel room looked a bit tired in need of refurbishment, bar area felt much the same. Disappointed with the overall stay for the price we paid.

The hotel is on a lovely golf estate and a nice pool. The rooms are fine. I had booked 3 rooms for my son's graduation. One room was single which was in the loft. It was during the hot weather and the window wouldn't open and the rooms do not have air condition. There was a wedding celebration and the room was over the area of the party. I asked to be moved and they did not want to help. They said the wedding would be finished by 12am. I argued that we paid to sleep at the hotel and I needed an early night as we had my son's graduation and it was an early start. After a chat with another member of staff they moved me to suite, which was lovely. But I could still hear the wedding celebrations when the window was open. The room was very hot and the fans didn't cool the room. Unless you are staying there for a wedding, I would check with hotel and book a quiet room if you want a good nights sleep. The dining room for breakfast is quite tired and the breakfast was tasteless. The staff were young and uninterested. I do not like to moan. But there is a lot potential for this hotel.

Wifi didn’t work anywhere in the rooms. There is otherwise no cell service on the property. The amenities were closed for all 3 days of the stay as they were booked for training (this should be made known upon booking if you advertise as a spa) and the staff was useless. Staff did not make us aware on check in that in order to get the rooms refreshed the next morning the guests have to call before 10 am. Would not stay here- complete mess of a hotel.

on arrival theres a sign saying we do not offer daily housekeeping , then another at the spa saying closed every day for staff training . Room had no air con and was filthy particularly the window frames which were full of dead insects and cobwebs

Stained carpet, zero WiFi coverage (it worked in reception for the staff) if you are on EE mobile there is zero mobile coverage so big problem. maintenance crew came ti the room and said yes the WiFi issue is a known problem!! So why not fix it! They seem to only be interested in weddings and groups. I was on my own and turned away from restaurant (it was half empty) and told come back in 45 minutes. Staff completely disinterested.

Arrive to a wonderful sprawling driveway, easy and plentiful parking with beautiful clean fragrant front door entrance. That's where the splendour of Sprowston Manor finished. Reception had people sitting down waiting to check in. After standing waiting for someone to appear, I can honestly say. If you dislike people, hospitality reception is not for you.Borderline rude, uninformative and dismissive is what we felt at 1st point of contact.No we didn't know which floor or where our room was but having to ask is unacceptable. Regarding breakfast,which if you are wondering, you have to book every morning! Bizarre as now we have to set an alarm to make sure we don't miss our slot.Should've drive to Maccers,least its warm.So after finding the sauna(sorry, meant lift) we go to the 3rd floor where we had booked a superior Double room. Opening the door to what can only be described as opening the gates of hell. Open the windows... if you call opening 3 inches at best top and bottom of two small windows, one of which had to be wedged open with the curtains as it slid shut, no chance of air. The fan was useless. Dust was everywhere. Sink,bath and shower filthy. Two nights of no sleep, baked half to death in a dirty room. We paid for this. Shameful as customer service is appalling, no room serviced. Towels had to be put outside room if you wanted clean. No restock of toiletries or tea/coffee. On the plus side it had a fridge, just not enough room to sleep in. Makes Travelodge look 6*

This is clearly a hotel for groups, not concerned about comfort or quality. My room was an attic conversion with no Aircon, and measured 35 degrees C at its coolest point. The restaurant caters for groups and food is standard. The golf course management leaves a lot to be desired, not helpful at all, refusing people to play, when no one on the tee for 35 min in my case.
