the proprietor went out of her way to help us navigate the taxi shortage that happened recently.. Very friendly and the accommodations were very comfortable
Rob & Kate are wonderful hosts ! They went out of their way to make my trip comfortable and smooth. The cleanliness is fantastic as is the whole experience of the stay. The 20 mins walk through the lovely woods to the university was the high point of my day, not having a ride was hardly missed. All COVID protocols were in place which was very reassuring. I will definitely come back here. Thank you Rob & Kate !
This is a lovely guesthouse which was in a perfect location for us. Rob & Kate were very welcoming and helpful & we will definitely be staying there again in the future!
Really friendly welcome from Rob, lovely spacious room with fridge, microwave, table, chairs, desk, cutlery, tea, coffee, kettle and even breakfast cereals, milk and orange juice. The bathroom was clean with complementary shampoo etc. Bed was comfortable.
Couldn't have wished for better accommodation.
This was such a cozy and enjoyable stay! Absolutely everything was wonderful and Rob and Kate were so accommodating and pleasant to meet. We hope to have the opportunity to come back some day. I do so miss that towel warmer... :o)

Did not have air condition as it was very hot night
The owner was very warm and welcoming and gave us very nice suggestion on nearby sightseeing and eating-out. The rooms were quite comfortable and well equipped, especially for family stay. The property was quiet and peaceful and at a comfortable distance from the City Centre. Overall, had a lovely stay and will surely like to book again if we we plan another visit next time.
This B&B is situated in a quiet, semi-rural part of the city, which is within easy reach of the UEA and Norwich hospital. Its location is a little tricky to find, but easily accessible by car.
The B&B itself is well maintained, cheerful and modern in appearance and it's friendly owners were welcoming, upon arrival, with the offer of a cup of coffee. Advice was offered, regarding directions to local places to eat and shop.
The room itself, was spacious and tastefully decorated with contemporary and we'll matching furnishings and accessories. The view over the local gardens, allotments and local woodland was fabulous.The bed was extremely comfortable and conducive to a peaceful sleep.
The breakfast room was cheery and inviting, being well laid out with a fabulous selection of items for a continental breakfast. This was all included in the cost of the stay and was sufficient for my requirments.
All in all, I was very satisfied with my stay and would be happy to to return.
Our stay was great!!! We went to Sundown Festival and we stayed just for a night! The room is very cozy, the bathroom is super clean ...and the owners are very amazing.
The breakfast is delicious and the ambient is perfect!!
And ....I forgot my purse there and Rob carefully e-mailed me to warn me . So he sent it to me by Royal Mail. Thanks a lot! I will be ever thankfull.
An expensive b&b with some significant weaknesses.
Laundry left in halls ways, Breakfast tables left uncleared, paint work chipped and flaking. Room was dirty and needed a thorough clean. Carpets needed cleaning throughout the areas we saw. But a friendly welcome. Breakfast was continental only making this quiet an expensive option. Homemade bread was nice.
I needed somewhere to stay that was comfortable and easy to get to the University of East Anglia.
I noticed previous reviews were very good and my stay exceeded my expectations.
Rob was a very welcoming host, the room was v comfortable and breakfast was just what I needed.
Can highly recommend.
