Oceanfront Back Home w/ View of the Sea

Newly renovated 2 bed, 1 bath Back Home with OCEAN VIEW. Private courtyard and 2 Parking spots. This home includes 1 Queen, 2 Singles, and a Full size pullout couch. Our back home is located on the 2nd floor and comes with a smart TV, WiFi, Propane BBQ, Washer and Dryer, Linens, Beach/Bath Towels, Boogie Boards, Beach Chairs/Toys/Umbrella and 2 Surfboards.

The space
This property is centrally located on 17th Street between the Balboa and Newport Beach piers. You can walk or ride bikes to anywhere on the peninsula from this home. The best thing about this location is that you are a 5-15 minute walk to over 20+ restaurants, shopping, the balboa fun zone, boat rentals, all while staying at the beach.

For those of you with kids, Balboa Park is just across the street on the bay making this home an ideal location for families.
Guest access
When accessing from the alley please use the white gate on the left side of the home or the white gate on the right side of the home when accessing from the boardwalk.
Other things to note
IMPORTANT HOME NOTES:

-Tenants will be held responsible for any/all penalties and fines incurred during their stay as well as loss of rental revenue resulting from the suspension or revocation of the Property City Lodging Permit.

PETS
This property accepts one (1) pet with a fee of $399 plus tax and applicable fees. All pets must be disclosed at the time of booking. Please note, not all breeds will be permitted on property and will be subject to the discretion of the property manager. Pets are not to be left unattended at any time. Should your pet become a nuisance due to excess barking and/or cause a threat/harm to other residents or guests, we will ask that you remove the pet from the property immediately or cancel your reservation without a refund of any kind. All potty accidents must be reported to the property manager immediately. Additional charges may be applied to cover the costs of repairs or damages caused by any pet.

-Please review house rules regarding Noise, Day/Nighttime Occupancy, etc.
- This is unit B in a Duplex Property, there are NO shared walls.
- Noise from other units, neighboring homes, and beachgoers should be expected.
-Courtyard Patio and BBQ area for your sole use, not shared with the front home.
-High Chair & Pack n' Play must be requested prior to your stay.
-Washer and Dryer are shared with the oceanfront home, located in the garage, and is coin-operated.
- Parking (1) Garage A, parking (2) Tandem Parking behind garage A.
(Full Sized Truck or Van is permitted in the tandem spot)
- This property does not allow pets of any kind but will accommodate service animals. If a pet is brought to the property without notification, a charge of $499 plus tax and applicable fees will be charged to your reservation.

When we walked into the unit we were so excited for such a close stay to the beach, only to be surprised by the raging inferno of a beachfront property with zero AC. I can't believe for the life of me that any place in Newport Beach doesn't have AC. The house was clean, perfect and the beach equipment was readily available.

Very convenient to the beach and shops and restaurants. Walking path in front of the house was great for running/walking. Very convenient to have the beach towels, chairs, boogie boards and surf boards that came with the unit. The bikes are a plus too but 2 of them are not very usable. House was great with a nice view and ocean breezes. Overall, loved our stay!

Not a bad spot for a few days. Having a parking spot in this part of Newport is a major plus. Place is small, but if you spend your days on the beach you don't need a lot of room. Place as hot at night (85`). This place really needs to come with a floor fan or two to push the ocean breeze back to the rooms. One bed had a bunch of sand in it when we showed up. Sheets looked washed and folded, so I'm guessing the sand came after that. You are so close to the beach that sand is everywhere, we just dealt with it. The neighborhood is very nice, but it gets loud at night because you have to have all the windows open in the summer so you hear everyone yelling or playing music while cruising by the beach boardwalk. The neighbors were having a good shouting match that woke us up. If this place had a floor fan, we could have gotten the temp down enough to shut the windows late at night. Garage space was nice and the outside shower was a nice spot to clean off. The bikes were a great touch IF THEY WORKED, as we always go for rides when in Newport. Two of the 4 bikes were in bad shape. The handle bar on one of them was so loose that I almost went ass over tea kettle when I mounted the bike. Kids had a laugh, but I did not feel like a trip to the E.R. The other bike was really rusted and hard to peddle. I had to turn back after a mile to get another bike, as I was running out of gas pushing a rusted bike around. Kitchen pans need an upgrade too, they were really scratched and worn.

This is our third time renting the beach house. We were in the L.A. area for family events. We loved being steps from the beach again and appreciated the quieter time of year with fewer visitors. Once again checkin and checkout were very easy. I’m sure we’ll be back.

My wife and I and our two adult children spent Thanksgiving week at this beach house, our second time renting here. The location is fantastic—right on the beach bike path only a few short blocks from the pier. We found everything in the kitchen we needed to make our holiday dinner for four and enjoyed walking to Charlie’s Chili, Sharkeez, and other restaurants and bars for other meals. We are so happy that this house allows us to bring our dog and that dogs are permitted on the beach in the mornings and late afternoons/evenings. We plan to return.

My family of four plus dog couldn’t have been happier with the location or the cleanliness of the property. We’d were close enough to the activity at the Newport Pier while not being on top of it. Check in and check out we’re easy. Two parking spaces (!) was a major plus. We hope to stay here again.

Overall a very enjoyable experience. Property managers were easy to work with, place was clean and nicely decorated. Could have used a few more kitchen gadgets/cookware, but then again there are so many good places to eat nearby!

Property management employees woke us up at 7 am on Friday opening storage closets next to the garage, talking really loud and destroying our morning sleep. They parked in the spot next to our vehicle and had the management company decal on the side of their car. With the amount we paid for a vacation, this was unacceptable as I couldn’t go back into I sleep once woke from their noise. They were outside making noise for at least 3 hours as they were still there at 10 when we left for breakfast. House was nice and clean, but it was upsetting to have that noise be outside so early on the morning.

everything was great. the only critique would be - needs a new couch it smelled and wasn't very comfortable. the floors need to be mopped - bare feet walking around were black from dirt. 2 glass wine glasses were broken and put in the cupboard. also the water heater temp should be looked at the hot water was scalding. definitely will stay here again. thanks

We had to change our vacation plans last minute and were able to book this property. Tower 17 management went over and above to accommodate our needs and the property was exactly as advertised and what we were looking for. We really enjoyed our trip. The management group was very responsive and on top of things leading up to our visit. We didn't need much while we were there. A few minor things, bed and pillows were not comfy (at all) so that made for sleepless nights and sore backs. We made up for that at the beach. They could also stock up on some simple things like plasticware, spices and coffee just to add a little touch. We would use this management group again.

The folks over at Tower 17 were incredible. They were incredibly accommodating, readily available and easy to work with. The volume of beach related items provided (surf boards, boogie board, cruisers, umbrella, etc.) elevated the beach experience and gave everyone a little something of what they wanted. I will be using Tower 17 for my future Newport bookings.

We have gone to Newport every year for the last 9 years. The past 2 we have stayed either in the front house or the back house. It is clean, great decorations, perfect t location, and the management group is supurb! Don't give it a second thought if you are looking for a place to stay!
