We are a boutique Guest House in the heart of 12 South. We provide complementary local coffee in every suite. Our location is in one of the best neighborhoods in Nashville. You can walk to just about anything you may desire. If you want to just sit, have a drink and people watch, we have a seat for you on our balcony overlooking all of the action on 12th Ave South. Come enjoy!

12 South is a leafy residential neighborhood known for its bungalow style homes , It has fine dinning restaurants stylish designer boutiques and stores with vintage wares . It has a park and in season Farmers market and the iconic "I Believe in Nashville " mural . It is one of the most walkable neighborhoods in Nashville. We are home to Reece Witherspoons store Draper James , and Holly Williams store Whites Mercantile . Rent a bike or walk the fun streets we are excited to have you in the most popular neighborhoods in Nashville.

You have the condo all to yourself enjoy the comforts of home.

We are a boutique Guest House in the heart of 12 south. We provide complementary local coffee in every suite. Our location is in one of the best neighborhoods in Nashville. You can walk to just about anything you may desire. If you want to just sit, hve a drink and people watch, we have seat set up for you on our balcony. Come enjoy our place. You can walk to most everything. When venturing downtown, you can use the HOP on HOP off Trolly , Uber, Lyft , we also have bus transit.

Please note this building is in the very heart of 12 South in Nashville. We are not responsible for any uncontrolled variables outside of this building such as noise, private or public events, construction, etc that may be happening outside at the time of your trip. This is a multifamily complex whose ownership controls the amenities/common areas and exterior/shared interior spaces.
We strive to deliver a wonderful stay and experience on everything we can control within the apartment itself to ensure you have a fabulous time in Nashville!

Super cute apartment in the heart of 12 South. Lots to do and central to everything Nashville has to offer! The apartment is well maintained and has everything you’ll need, down to the coffee creamer. We stayed for 3 nights and loved it!

Overall good

The property was very clean and in a cute little neighborhood. It was very close to the location that we needed to be at every day. I fell and injured my ankle two days before our stay and was in a boot and on crutches and the host went out of her way to switch units to a lower one so we’d have less steps. There was several dining options within walking distance as well. The main that was problematic was parking. It’s a public parking lot, which the fee for is included in your stay so not terrible. However, that means that anyone can park there which limits parking for guests. The spots were incredibly tight and there wasn’t a day that people weren’t parked over the line. On the next to last day that we were there, we came out and our mirror had been bent backwards and the glass dangling out of the casing. I was able to put it back together, but the casing and glass are both scratched/gouged and the electric mirror adjustments no longer work. There was nothing that could really be done.

Great Location, Very clean

I had a wonderful stay. The place was convenient to shops and restaurants in the 12South area of Nashville, all with in walking distance. Everything else is just a short drive. It was very clean and cozy. The owners are accommodating and responsive to all needs and messages.

We had a quick weekend for Thanksgiving. The place was quiet but located close to restaurants and shops. The place was clean, the bed was very comfortable and the shower had great water pressure. We had some difficulty with the lock but the host was very helpful. Would stay there again.

Great spot in 12 South!

What a great suite in the heart of 12 South! Super easy check in with codes and parking. Everything you need and great communication from the host. Super comfy bed but it did make a medal rubbing noise so may want to check that and only suggestion would be a fan in the bedroom or noise machine. It was so awesome to walk down to shops and restaurants. Love the area and highly recommend!

The construction Nextdoor was pretty awful. They started at 7:30 both mornings we were there and it lasted the entire day. Great location if you are looking for a place on 12 south. Parking was so easy and wonderful

Great location on 12 South

The location made for easy access to Belmont and lots of great dining and shopping on 12 South. We really enjoyed being able to walk to Frothy Monkey and Bartaco. Our hosts were very responsive and made us feel at home. Be careful about the parking. I parked slightly over the line next to a handicap space one night and got a $75 ticket the next morning. I’m glad the parking was free otherwise because it can be crowded on 12 South

Absolutely perfect spot

This is an absolute gem of a location and vacation spot. The owners were in constant contact to make sure all was as expected. The apartment is clean and has everything you’d need. The location cannot be beat. Just a short walk to wonderful coffee shops, restaurants, and shopping. Ease of access to interstates and all the Nashville hotspots - 15 mins to the airport. Will definitely book again on my stay.

Great area!

The apartment is in a great neighborhood full of bars, restaurants, and coffee. Great area to walk around. The apartment is safe with a main building door and the front door locks. Everything was clean. The closet was locked and they provided a small hanging rack that was a little too small for all our clothes. I am very picky about bathrooms and this one was very lean. I would recommend.

This property is in a perfect location! There a shops and restaurants all around within walking distance. The property manager was very responsive to my questions which made checking in and out a seamless process. I would definitely stay again!

July 4th Getaway

Great location with great coffee and great restaurants within walking distance. Room was great and we had zero issues at all. Location is close enough to everything in Nashville to take a 10 min UBER ride, but far enough away to have some peace and quiet when you want it. 2nd time staying here and definitely will stay again. Highly recommend!

Great location!

We've been to Nashville numerous times staying in different parts of the city. From hotels downtown, to Hillsboro area and now 12 South. This area is now our favorite to stay in. Our unit was nice and a great place to call home for a few days. Parking was very convenient, and the location was near many of our favorite places to visit. Will definitely stay here again.
