The parking states “on site”, as if there was a parking lot easy and close to get to and from, especially with luggage. The parking lot is a maze to get to and quite difficult to navigate to through the tiny streets. Other then that, place was clean, staff was great Very old school italy Also the views were great and very nice and convenient location to walk around

Gorgeous property that was like a movie set! Everything was super clean and comfortable and the hosts were super friendly and helpful. This is a special property in a stunningly beautiful town. Cannot wait to return!

The room was very nice. The parking was a bit difficult to find at first, but the staff did a wonderful job providing directions for us. The panoramic view on the rooftop was beautiful. Overall, a very pleasant and quaint place to stay in Montepulciano.

Great character, clean and comfortable

We really enjoyed our stay in Residenza Fabroni. It was especially nice that we were given a free upgrade to the suite Rossa. A large room with an incredible view across the valley and also part of the town. The only thing is to be aware that there are 3+ flights of stairs and no elevator.

Could not ask for a better location!

Great little bed and breakfast feel, with a lovely view from the terrace. The breakfast voucher is for a great little cafe right nearby and we really enjoyed that added touch. We had the 'green' room and didn't really need the 2nd space with the 2 smaller beds, but it was nice to have so much space, including the kitchen and sitting areas. Very clear instructions on how to find them, especially parking! The video was very helpful

We had a wonderful stay at Residenza Fabroni. The Red Suite, located on the top floor, had large panoramic windows on three sides, providing amazing views on the valley and town. The property felt well cared for and with a lot of character. Having breakfast at local cafes using our hotel vouchers was a nice touch. Natalia was very welcoming and helpful.

Beautiful historic residence

Beautiful and unique residence within the walled city. One of the most wonderfully historic stays I have experienced anywhere in the world! You must carry your luggage from the car park and up 3 flights of stairs, if you can do this you MUST stay here! Make sure to treat this historical residence with care, it is like staying in a museum!

Very large apartment in the historic area

This is a very large apartment in a 500 year old well maintained building. It is in the beautiful historic area. Do be aware that this is a VERY hilly area and you will have to walk up and down steep streets everywhere you go. That includes from the parking area. Cars are restricted from the area around the apartment without a permit.

Beautiful view from our room and above terrace was the highlight. We felt a total lack of communication with the hosts as they weren’t on property. The only person we really had contact with didn’t speak English. The hosts were friendly when we checked in, but never really checked on us to see if we needed anything.

This was an adorable property right in the middle of Montepulciano. The location was fantastic. It’s a quaint property with lots of character. The rooftop patio has phenomenal views. My only negative is the door situation. The door to the unit was a challenge every time and the door to the building was horrible. If two gentleman on the street hadn’t helped us we wouldn’t have been able to get into the building. If the door situation was fixed I would definitely stay here again.

Perfect place for a 2 night stay in Montepulciano

The room has excellent views in a space that oozes character. The shared spaces and rooftop terrace were a very cool added bonus. We stayed in the blue suite and found it spacious and comfortable. The only slight issue was a faint odor coming from the second bedroom. We didn’t use that room and closing the door solved the problem for the rest of the suite, but it is worth noting. I know some people will complain that it is on the third floor and there is no lift, but frankly if this is an issue for you, you should probably just skip Montepulciano entirely seeing as the whole town is built into the hill, and practically everything is vertical. Overall, we had an excellent visit and both the hotel and Montepulciano as a whole were well worth it.

Lovely Place Lacking Communication

The place itself is amazing! Spacious rooms and a lovely terrace overlooking the area. Our issue was the lack of communication from the owners/hosts. They said the hotel reception was open from 2-7 for our arrival and to specify when we would arrive. We told them 2 and arrived a little early. They didn’t show up until after 2:30. Our reservation showed a checkout time of 11:00, but when we arrived back at our rooms shortly after 10 after breakfast housekeeping had already gotten into our rooms and even thrown away some of our things. Very unprofessional! Other than this, we really enjoyed our stay and would just like to encourage better communication.

Wonderful spot for a stay. Communication was top notch and the green suite perfect for our family of two adults and two children. Rooftop terrace was a wonderful spot to enjoy a wine while taking in a spectacular view.
