Overall, this hotel exceeded expectations in every way. It’s a place we would return to without hesitation and confidently recommend to anyone visiting Scotland, whether for relaxation, sightseeing, or a special occasion.

On arrival there was lots of parking places and it was well signposted . Check in was great. The room was spotless and well located. It was very clean, spotless white bedding, mini bar, safe, hairdryer etc. the bathroom was very clean however the bath was small and took ages to fill. The room was quiet We ate each in the cocktail bar which was the service was excellent and the food and drink first class. Lots of comfy chairs too. Breakfast was good on the first morning however on the second morning signs were up warning of queues of breakfast was taken 8-930. Consequently we went to the Portland restaurant at 0940 and the queue to get in was significant so we went back to our room for 15 minutes . When we returned to the restaurant the queue to enter was even longer and we had to wait at least 15 minutes to enter. Some residents left without breakfast.The staff had put tea coffee and pastries out for the ‘queue’ however I do not drink tea or coffee so there was nothing suitable for me. On finally entering the restaurant there were lots of empty tables, some piled with dirty plates and staff were scurrying about. I ordered 2 fried eggs over - and waited an age . When they arrived they were not turned over so I asked for more. The same ones came back within minutes, cold and inedible. We were told by the staff there was a lot if sickness. We complained to the manager and breakfast was refunded but the experience ruined an otherwise perfect stay.

Clean room, straightforward access instructions, excellent nights sleep. The cupboard that contains the kettle/coffee maker could really use a light - it’s very dark and the radiators need bleeding.

We had a wonderful stay in this very charming and spotlessly clean apartment. It is strategically located, making it incredibly convenient to explore the city on foot. The apartment was perfect for the two of us, spacious, well equipped with everything we needed, and exceptionally clean. The team made everything super smooth for me and my husband from start to finish. A special mention to Elizabeth, who manages the building, she was very helpful and accommodating, and her thoughtful recommendations truly made our stay feel extra special. She also checked in on us to make sure we felt at home, which we really appreciated. Just a small note for future guests: there are stairs, so it may be something to consider if you’re carrying large luggage or have knee problems. It wasn’t an issue for us at all. Overall, we highly recommend this apartment and would happily stay again.

Wonderful location in the New Town, quiet part of the city, lovely character building . Plenty of nice bars and restaurants nearby. Short walk to the more touristy spots. Staff were very helpful with any requests. Rooms were cosy.
