If you would like the spa heated a Spa heating fee of $75 applies.

Front Deck Lounge & Dining: Enjoy a morning coffee wrapped in a throw or share a glass of red as the sun sets beyond the hills and water — the front deck is a space for calm and connection.



New Firepit Area: Toast marshmallows, sip mulled wine, or simply gather for evening chats by the warmth of the fire (photos coming soon).



Alfresco BBQ Dining: BBQs hit different up here — sizzle your favourites under the stars and dine al fresco in the peaceful quiet.



Sleek Modern Interiors: The open-plan design is filled with natural light, complemented by panoramic bay views, and designed to keep you cosy with adaptive heating throughout.



Premium Amenities: Stay warm and comfortable with plush bedding, a state-of-the-art kitchen, modern appliances, reverse cycle heating, smart TVs, and high-speed WiFi.

Kindly Note: Reaching The Peak of Mt Martha involves a steep dirt track. While it may require extra care, the elevated views and peaceful setting make it all worthwhile — this is a retreat you’ll want to return to, season after season.

- Bedroom 2: Cosy queen-sized bed [sleeps 2]

- Bedroom 3: 2 sets of bunks, perfect for families or groups

All bookings are subject to approval pending Guest verification process - Local council restrictions are in place for this property and compliance is mandatory. Failure to complete the guest verification process within 24 hours of booking will result in automatic cancellation



House Rules (Important, please read)



To ensure a pleasant stay and maintain good relations with our neighbours and the local council, please adhere to the following:



1. Every group must sign a booking agreement provided by Lively Properties.

2. The maximum amount of guests allowed on the property strictly at any time during the day or night is 6 .

3. According to local laws, all outdoor areas, including decks, balconies, spas, and pools, are off-limits after 10 PM on weekdays and 11 PM on weekends.

4. No parties or unapproved gatherings are allowed at any time.

5. Loud music or activities that disturb neighbours are prohibited at all times; the property has Noise Alarms.

6. Strictly no "schoolies", hens or bucks bookings. Please adhere to this policy.

7. No bookings from groups under the age of 28.

8. Smoking is prohibited both inside and outside the property.
