"Our large group of family and friends loved our stay. Even with spotty weather (Spring rains) we were either cozy or basking in the sun by the pool. Plenty of space, comfortable beds, thoughtful host….we loved this spot. Todi was wonderful too - very few tourists and lots of places to eat. This is our 4th villa stay and this is now one of our very favorites!"

"Everything about this villa is exceptional…great location, beautiful views, fantastic host, so much to see & do or just stay at the villa & enjoy the pool. Gian’s recommendations for restaurants, wineries & experiences were all amazing. Todi, Orvieto & Montefalco were highlights for our group. "We really loved the villa! We were there with all our family, 14 people, to celebrate our silver wedding. There were 7 bedrooms and 7 bathrooms over 2 floors, it was very well equipped, great aircon in every room (vital as it was 38 degrees outside). The pool was lovely if in need of updating, but that's a small gripe. The outside dining area was lovely with splendid views of the surrounding hills. All in all a fabulous place for our needs."

You are within reach of Spoleto and Foligno. Only problem; finding it. I strongly suggest that anyone booking it should make sure they get a precise map, because it is in the middle of nowhere. "I picked this place because I prefer to stay in the countryside rather than a city and this place did not disappoint. It was quiet and peaceful. I also liked that they had an outdoor swimming pool, which was a good way to cool down since the weather was extremely hot. The breakfast was excellent, and I recommend their restaurant for dining too. It is traditional Italian food prepared to order without rushing. Be ready to spend at least an hour on the whole dining experience."

"Perfect location for a friends & family 50th birthday celebration week. Stunning views, comfortable bedrooms and plenty of communal areas for dining and relaxation. Federico is a fantastic host and we took advantage of his recommendations for private chefs and local dining/grocery shopping options. Todi is a stunning hilltop town with great dining options. The EMI supermarket, about 12 minutes drive is ideal for all your grocery and beverage needs.The pool was large and immaculate and we took full advantage.We are already planning a return visit."

"We had a lovely stay at Grand Hotel San Gemini! It’s a beautifully renovated hotel with great attention to detail, located in a fantastic spot right in the old town—peaceful, quiet, and full of charm. Free parking just a few meters away was a big plus. The bed was very comfortable, and the overall atmosphere of the hotel was warm and welcoming. The staff were incredibly kind and helpful, always ready and happy to assist. The highlight for us was definitely the swimming pool—absolutely fantastic, surrounded by greenery and perfect for relaxing on a hot day. Highly recommended!."
