The cabin was gorgeous, the bed was comfy and it was so peaceful to hear the river at night. The hot water did take awhile to reach the shower but such a wonderful escape!

Cute room very close to Franconia Notch State Park. Very pet friendly (has dog wash station with towels) and has access to the river. The room we picked (17) was attached to the main office and had people (owners?) above that was a challenge for my noise sensitive dogs. Definitely should have chosen one of the end cabins instead.

Nice room, had everything I needed. Only thing is the quality of the toilet paper: it's was thin like silk paper but other than that the bed was comfortable, water pressure and temperature was fine, kitchenette very functional, premises were quiet, river access is nice and location is fantastic for Franconia Notch State Park activities.

The perfect launch pad for exploring the beautiful mountains of New Hampshire. Loved sleeping to the sound of the river, and there were plenty of places nearby for food and drink even though it was off season.

Was a really nice cabin getaway. Even though it’s not set in the woods the owners had great communication, there was a communal fire pit, outdoor pizza oven, and access to the pemi river. Close to local shops, restaurants, etc. Would definitely return!

This property was very well maintained. Cabins were very clean , very well stocked with everything you would need to cook. Can’t wait to come back , and be able to enjoy the fire place , shuffleboard etc. It was raining sadly the whole time , and then of course the day we left it was nice sunny and 68!

It’s so nice to be on the river. The renovated rooms are not on the river like the older cabins. The cabins need updating badly but the location is so pretty. If the cabins were renovated like the rooms attached to the main building it would be perfection! The staff is accommodating and friendly.

This is our fourth time in Lincoln and our first time at the Pemi Cabins. We previously stayed at hotels (Days Inn, Best Western, etc) and our stay at The Pemi Cabin has been our favorite. We were there for 8 nights. The cabin was cozy and looked recently renovated. We stayed in Cabin 6. We were a bit disappointed that the fireplace in the cabin could not be used; other than that, we loved our stay. The cabin was quiet and the staff we talked with were very friendly. If we are going back to Lincoln in the future, we will definitely stay there again!
