No breakfast was available during our stay but lots of great places very close by. We could walk 5 min to the Songkran Festival. Room was comfortable. Good AC. There is parking, but not near the hotel. We had to park on the street around the corner. There is no lift so plan on negotiating the stairs with luggage.

The hotel was incredible. The staff and attention to detail were exceptional - especially Cake. The spa was really nice, breakfast tasty with loads of variety. The villa exceeded our expectations. My one tiny issue is how expensive the pool bar was - but this is a resort so understandable.
