This is a very nice rental property that would be a great vacation option if only the owners put a little extra care into it. We spent a week over the summer in the property and were mostly focused on water sports and the beach. The location, while certainly on a rather loud street, is very close to the water and everything on offer in Kings Beach. The house is laid out nicely, with a great open kitchen, a spacious master bedroom upstairs, and two large bedrooms downstairs. There is a small patio off the kitchen and a very nice hot tub downstairs. We had a terrific week, so I really wish we could give the property a higher rating. Unfortunately the owners are selling the property and seem to have forgotten that there are still weekly renters in the house. Nothing overwhelming, but little things broken throughout the house. As noted by other reviewers, the couches are all ripped with stuffing spilling out. The blinds are all broken, so it is impossible to fully open them to let the sun in. And as noted by others, the beds are actually really uncomfortable. The property manager is very responsive and helpful - reimbursing me for fixing a broken room fan, purchasing another fan for the property, and buying long matches since the grill's ignition staters were not working - but it is really a pain to have to take care of these issues yourself. Lastly, we found it rather annoying and inappropriate that the realtor was in and out of the house throughout our vacation showing it to prospective buyers. Again, both the realtor and the property manager apologized for these intrusions, but the point is that a renter should not have to even deal with these annoyances during a vacation. With likely less than $1000 investment, the owners could make this into an outstanding rental property. But until they either put the extra money in or sell to new owners we would not rent this property again.
