The space
You are looking at the brand-new 3BR/3BA coastal modern home in a quiet gated oceanfront community. Enjoy luxurious finishes, spacious interiors, and panoramic water views from nearly every room.

Large windows flood the home with natural light, and the in-home elevator makes moving between all three levels effortless. The living room features an arcade machine for added fun, and complimentary communal kayaks and paddleboards let you explore the calm surrounding waters right from the community launch point.

You’ll also be within walking distance of fresh seafood spots, live music, and a nearby marina with jet ski rentals. This home works beautifully for families, small groups, and multi-home gatherings, with several neighboring homes available to book for retreats or celebrations.

Guest access
The entire home is yours to enjoy during your stay. Pool, dock, and water amenities are shared within the community. Please note that any locked closets or storage areas are reserved for housekeeping and should remain undisturbed.

Other things to note
This home is located in a secure, gated community with a waterfront pool and dock area.
For safety, please supervise children near the pool, dock, and waterfront.
The elevator provides access to all floors, making the home convenient for all ages.
Events, gatherings or small weddings require advance approval.
Free parking and high-speed Wi-Fi are provided, and you’ll be just a short walk from restaurants, entertainment, and the marina.
General House Rules Information
Check-in time is 4pm / Check-out time is 11am.
Sometimes the platform will allow you to select the time in which you would like to arrive and or exit.
Please know that check in is always at 4PM and checkout at 11AM unless explicitly discussed and approved with us.
Monroe County ordinance quiet hours 10pm-8am.
No smoking inside the house (added cleaning fine varies)

**House Rules Intro**
We have created our house rules sheet to preserve the integrity of your stay and future stays while also respecting the home and neighborhood! Following these rules will greatly help us as Vacation Rental hosts by making sure the home is taken care of during your stay. We understand that people are not a “one size fits all” category, so please reach out to us with any questions or concerns in this document. COMMUNICATION IS KEY!!!!

Mi casa, tu casa! But you wouldn’t intentionally damage or mess up your home, would you? We ask that you treat our property as if it was your very own as well! Please be aware of the condition of items in the house, and if you happen to notice anything broken when you arrive, please contact us to let us know.
We also ask that you please watch noise levels at night. We love our neighbors! They’re nice, we’re nice to them, and we hope you are nice to them too! Noise ordinances for quiet time in the city/neighborhood are at 10pm, so please respect these rules.

YOU AND THE GROUP ACCOMPANYING YOU FURTHER UNDERSTAND, INTEND AND DESIRE TO RELEASE THE MANAGER PARTIES FROM ANY AND ALL LIABILITY ARISING FROM OR RELATED TO THE OCCUPANCY OF THE PROPERTY TO THE FULLEST EXTENT PERMITTED BY THE LAWS OF THE STATE OF FLORIDA.
You hereby certify that you are at least 18 years of age and you are legally competent to enter into this Agreement, including the Release, Waiver, Assumption and Indemnity provisions contained herein. You agree that it is your express intent that this release shall bind the members of your family and spouse, if you are alive, and your heirs, assigns and personal representatives, if you are deceased, and shall be governed by the laws of the State of Florida.

BOATS, TRAILERS & OVERSIZED VEHICLES
Guests planning to bring a boat, boat trailer, utility trailer, jet skis, RV, commercial vehicle, or any other oversized vehicle must notify us prior to arrival and obtain approval. Trailer parking may be available on-site, subject to space limitations and approval. A trailer parking fee of $25 per day applies.
Unauthorized trailers, boats, or oversized vehicles brought onto the property without prior approval may be subject to additional fees and/or may be required to be removed from the property

BBQ Grill
Any guests who plan to use our BBQ grill are welcome to do so, but please only use it if you are familiar with propane gas grills. Before & after each use, please turn on & off the propane tank by reaching under the grill and twisting the handle clockwise (open) or counterclockwise (close). In order to minimize a messy clean up, we ask that guests use foil and/or clean up the grill after use scraping the grill clean. We don’t want to have grease as a fire hazard. These are communal grills. The grill is clean and we’d like everyone to experience it that way!

Check-in
Check-in time is from 4:00pm -12:00am. If you have a late/delayed flight, please let us know as soon as possible and we will be happy to work with you. Early check-ins are available upon request, however please understand that we cannot make any guarantees until the day of or before. If you are interested in an early check in, please reach out to us and we will let you know what the additional cost would be. Please only use the smart locks to access in and out of the unit. If you use anything other locks and lock yourselves out, we will not be liable for any additional charges and expenses associated with this. It will be charged to you.

12:30pm check-in: $300
2pm check-in: $200

Check-out
Check-out time is 11am. Late checkouts are based on availability and an additional fee of $150/per hour. Unless otherwise authorized by us, please give us a 24-hour notice for late checkout requests or if you would like to extend your stay with us. Please keep in mind that we will try our best to accommodate these requests however we cannot make any guarantees that we will be able to honor your request. If you use anything other locks and lock yourselves out, we will not be liable for any additional charges and expenses associated with this. It will be charged to you. Any guest who stays after the 11am checkout time without requesting it from us previously or stays despite having their request denied will be charged an additional night’s stay and will be forced to vacate. Should we experience any cancellations or losses in our calendar arising from any check out related complications from you or any guests, you will be charged for the next booking. Prior to leaving please place a load of regular towels and beach towels to wash. This will help our cleaners get a head start for our next guest.

Children’s Safety
Children are always welcome! After all, we have our own offspring! However, please keep your children safe. Our home is not childproofed. There is no pool barrier and we do not recommend using the jacuzzi tub for children. (If applicable)


Commercial Photography & Filming
Guests must ask the host prior to booking if booking is done with the intent to do any commercial photography or filming. We have the right to decline any type of photography and filming. If your request is approved, please note an additional $500 fee applies to all reservations booked with the intent to film or have commercial photography. In addition, mention of our property is mandatory as a location credit @CestLaVieHomeAway.
Should you decline the added fee and state that filming and/or photography will no longer take place to avoid the fee, please know that a fee will still be obliged to pay as once you are in the home, we won’t have cameras to confirm or deny that you will or will not be following through with the photography/filming.

Common Concerns
By booking this home, you acknowledged that scuff marks on the wall do not constitute as an unclean/unsanitary home or a misleading/altered representation of the images online. We do have our house managers scheduled monthly to come out and retouch the paint, however, in between this timeframe, it is possible for other guests to create new scuff marks in the home. As guests have damaged inventory such as decor, minor appliances, and furniture, we have had to replace items. Keep in mind sometimes the original items pictured had to be replaced with similar items as the original items may no longer be available.

You further acknowledge that the hot tub/pool (if applicable) may have sand minor debris inside. The hot tubs get drained every couple of weeks and as our guests typically enjoy the nearby beaches, sand is a typical occurrence in these areas. Pools are serviced with chemicals and provided a clean weekly, sometimes this can cause blurry water that typical clears in a few hours. The hot tubs get checked for their chemical balance in between each clean and added the proper chemicals accordingly. They get drained and refilled every two weeks.

Communal Living Areas
All outdoor areas including the outdoor grill, hammock, chairs, pool area, pool loungers, kayaks, paddleboards, communal bathroom, and picnic table are available on a first come, first serve basis. We expect all tenants to be respectful of the other guests. Should anyone become unruly, they will be given one warning and then if that isn`t enough to move the needle, they will be escorted off the premises by law enforcement. The entire communal area will be under surveillance. Nudity is forbidden in the communal area. If you`re bringing a pet, please make sure they are leashed at all times in the communal area.
