"This house is perfect for staying with friends and family. The views are beautiful and the house is very well maintained and kitchen well stocked with all equipment required. The cupboard to help yourself to if you’d forgotten any essentials was a really lovely touch. Tracy and Francesco could not have been more accommodating in answering questions and checking in with us whilst we stayed. We cannot recommend this house more - a really great place to stay."

"This property is Extremely Beautiful and so very very well maintained and clean. Our host and hostess greeted us with a bottle of wine and a berry tort, delicious. The surrounding area is so very peaceful and beautiful. We were there for 1 week and totally enjoyed our selves. The home itself is very well equipped with whatever one would need. I could tell that attention to detail was the owners goal. Very lovely people and very lovely home."

"Our family (14 persons in the age 0-70 years) spent a week in this wonderfull House. We had a very good holdiday and the House is perfect for so many people. "The two landlords are two loving elderly people who take touching care of their guests. The house is furnished with great attention to detail and hardly leaves anything to be desired. The mountain village in which the house is located is tiny but beautifully situated. If you want a quiet holiday, this is the place for you. The only downside is the 15-minute drive up the mountain on a road that is not exactly flat. However, I can recommend the house without hesitation and enjoyed my stay very...

The furnishings are all very tired, the kitchen chaotic, the cleanliness not up to scratch and the worst of all, NO WIFI, although this is promised. Self catering means different things in different villas, in this one, the very basics are provided to last for one day!! A shame, when with a bit more effort and concern for the travellers this really could be a superb property."

"We had a lovely stay at Grand Hotel San Gemini! It’s a beautifully renovated hotel with great attention to detail, located in a fantastic spot right in the old town—peaceful, quiet, and full of charm. Free parking just a few meters away was a big plus. The bed was very comfortable, and the overall atmosphere of the hotel was warm and welcoming. The staff were incredibly kind and helpful, always ready and happy to assist. The highlight for us was definitely the swimming pool—absolutely fantastic, surrounded by greenery and perfect for relaxing on a hot day. Highly recommended!."

"Lovely old character building in a nice quiet area. Staff very friendly and helpful. Breakfast and coffee really nice. A great place to unwind and relax. Beds very comfortable and large rooms with plenty of space. Just short on plug sockets for the all important phone charging. Dog friendly so you can bring your best four-legged friend with you too. Just relax and enjoy. "

"Third stay here and the place just gets better. Unlike other hotels that get tired and worn out - this one is always maintained very well and repairs that need doing are done - not left to get worse. Staff are brilliant and friendly. Restaurant and continental breakfast very good. Close to A1 so easy to get anywhere around. Pool and sun terrace are a big bonus and the pool is on site just a short walk from the main entrance not 1km away, like some hotels claiming they have pool access. All in all a great place for a relaxing break in Umbria and close enough to Rome for day trips. 1hr 10min drive to Rome or train from nearby station 40mins and very cheap. Highly recommended. "
