Good location and great room for our family of four. Kitchen was tiny but suitable for prepping breakfast. Did not meet any staff during our entire stay.

The rooms were huge and clean, the bed very comfy. I requested both early checkin and late checkout which was granted for free, which was very kind. The only issue we had was there was a power outage in the communal areas for the best part of a day, which meant we couldn’t access our room due to the keypad entries, and no WiFi. The cleaners were very kind though trying help where possible.

We had a nice stay at Royal Princes Suites. Pros: the little kitchenette was great and fully equipped, the room was clean, shower water pressure was fantastic, and check in was super easy. Cons: the shower was very short; both of my friends had to sit in the bathtub because they couldn’t stand up straight, and I barely fit at 5’4. Also, the carpet on the stairs had thin stripes that were disorienting/vertigo-inducing. Overall, I would recommend staying here.

Great location, quiet, priced well, need tlc

The apartment was great, lots of space, high ceilings, small kitchen but perfect for our needs. Shower only so a bit of a struggle with our little one but we managed. The pull out sofa had a broken foot or wheel so it wasn’t great for more than our child on it. The sheets and towels were clean. The carpet needed replacing as some parts where either burnt of threading. The shower needed a bit of attention around the seals, the sink had a crack in it. Front door handle needed screwed in. But it was quiet and really accessible to everything around Edinburgh city centre. Communication was great. We really enjoyed our stay and will come back.

When I came for check in I don’t have the code to enter the property, I call the number shown on the wall and I spoke to the very rude unprofessional lady. She gave me the code and I asked her politely excuse me can you gave me the code again and she went crazy by saying Jesus!!! First, she has to understand that I came from USA and I’m not familiar with her accent. Second she needs to be more patient toward their paying guest. The Taxi driver who heard what she said shook his head and saying what a rude lady. Hope my review will help them to have better understanding toward tourists. I like Edinburgh! People there are very nice and polite, the city is beautiful as well.

Clean and the staff on site was helpful. Downside was it was very difficult to determine the room configuration and bathroom situation in advance. We would have booked 2 rooms elsewhere to get 2 bathrooms rather than a suite with one bathroom had we been able to see the layout.

The studio (“suite”) was ok, however a large part of the floor space has a low/ tilting ceiling so if you are taller than 163 cm, you won’t be able to stand in the shower. There was a lot of “quick fixes” with silicone in the bathroom and kitchen. It was ok, but not the level of standard I would expect for the price of the property.

The room was compact and clean, with a small kitchen and a great shower. Four flights up, it was a bit of climb at the end of each day, but it was also airy and quiet on the top floor. Initially, we were sent an email with address, room number, and access codes that were incorrect. We called the number given for help and were able to straighten out the issue promptly, although it did require us to pull our suitcases another 20 minutes across town to reach the correct address. From then on, however, everything was fine.

Booked a suite got a single room.

My wife and I went to Edinburgh for our anniversary. I had reserved a suite for three nights. The day of arrival the room was changed The roomI had reserved was across the hall and habitable with luggage in the room. As we arrived after check in time, housekeeping was still cleaning. When done I found a wadded up towel in the closet. The room was spacious. I messaged the management that I was disappointed but received no reply. I will not stay at the Princess Suites again. This room was not worth the money.
