Perfect spot for getting round the city with the no. 11 bus right outside! Room spacious and kept in the best possible condition. Have to pay extra for breakfast but worth it, however plenty of choices close by.

Good location, but not if you’re driving. There is parking but it’s only useful on the weekend. Winding hall + stairs were a little problematic, and the small room proved to be a challenge with unpacking and repacking. The hot water is HOT. Do not leave your kids with it. Loved the dark blinds and curtains as the long June Scotland daylight would have made it difficult to sleep. The bed was a bit stiff (not much give, and might not have been level for a decade). Maybe it’s an American expectation, but no top sheet. Just straight comforter. That means you’re either too hot or just cold. Lovely snacks and in-room water, etc.

Compact unit, not very roomy but clean, good to stay a few days for 2 people. Staff were very friendly and helpful. 25 minute walk to city, plenty of pubs and restaurants nearby. Bus stops outside property (bus # 11) from the city and bustop to city is across the road. 5 minute walk to tram which will take you to the airport. Good location, well worth staying.

Great place for a great price. Staff was exceptionally friendly and helpful, the room was clean, sizable and well equipped, and the location while a bit far from the city center was directly across from a bus stop into the city. Breakfast was also standout, and I’d recommend getting it as the nearby cafes are mediocre at best.

Very enjoyable stay; excellent room & facilities, well treated & close to all Leith has to offer while the city centre is a no. 11 bus ride away, a fiver day pass getting you the tram as well. Worth the £12 for breakfast, lots of alternatives within walking distance but what you get is worth the cost!

Really happy with our stay here. Cost about £12 in a taxi from Waverley Station. Warm welcome from the host who offered us a cup of tea on arrival. Room had plenty of space for clothes and storage and a spacious bathroom with comfy bed. Great for the bus into town or a 20 minute walk which we preferred. Would happily stay here again!

I had a great stay at Fraoch House! Comfortable and very clean room! Very friendly and helpful staff! Great location, quiet neighborhood but with many amenities nearby. Short distance from the center on foot, but there is also a bus line that stops in front of the hotel. Excellent value for money!

This was a quaint establishment - a cross between an AB&B and hotel It had a shared fridge , little dining area and very friendly staff to help us up the stairs with our luggage , borrow us an extra converter and charger and provide assistance on so many other levels ! Rooms were clean and provided coffee, toiletries and a closet to hang a few things . I would highly recommend them !!
