I stayed with my husband for one night, I did not realize while booking that we had to share a bathroom with several rooms. So if you plan on staying be aware that there is no private bathroom. That being said this guest house was good to stay for the night and felt clean, safe, and comfortable. There was no breakfast, which was listed as included.
The staff let me check in at 10:30 AM which is very nice and beneficial. The rooms are very old and dated the outside. Noise is extremely loud no fan, hot room. Don’t make to put any money back into facility.
We enjoyed our stay. Clean and simple accommodation. You share toilet and shower with the other rooms but nothing that was a problem for us. Easy to check in and out.
Clean room and bathroom well equiped. There were only two of us in the room. I think three would have been too tight. The room had a single and double bed. Very quiet at night, close to lots of restaurants and the tram was only a minute or two away to get into the centre.
A good place to stay for a short visit and reasonably priced.
The room was great for our family of 5. The room was nice and warm for our arrival and was in a fantastic location for getting the tram/buses.
Plenty of eating places nearby. Would highly recommend to any families wanting to stay somewhere central.

What a lovely guest house!
Couldn’t have asked for more.
Rooms were immaculate, bright and light!
The location was perfect and the price fantastic. We stayed on the Easter weekend and everywhere was a fortune and this place saved the day. It’s only a two minute walk to leith walk, with shops and restaurants and bars. Then another 5-10 minutes walk up to princes street, if you can’t walk that the trams stop all the way along. This is an ideal place to stay for exploring Edinburgh.
We will definitely be back!
Great experience! Very easy check in and check out

The self check-in was really easy. However, I did not see any employee dying my stay. For the cleanliness of the room, the floor was kind of dirty. I could see crumbs that weren’t mine, which is pretty disgusting. Plus, my bed was not made well at all, it looks like it was done in a hurry. On the positive side, it was very calm and I slept well.
Relatively clean and definitely quiet and walkable. About a 30 minute walk from touristy parts of Edinburgh, can’t beat the value if you just need a place to sleep.
Easy to find.Good area.We parked at omni Q car park which was easy enough to get too. Then we got tram to take us to a stop near B&B.5 minute walk from Tram.Tram took us to Princess street to Christmas market. The B&B was clean.beds where very comfortable.Had a great night sleep.thank you.
We had a great stay, reception staff was very attentive to our needs.
Place was clean, and we had quiet nights.
Would stay there again.
Breakfast was offered but we didn’t expect it to be. Price was right for our budget and that’s what was important to us.
This hotel is safe and very nice. Price is affordable and worth. Bus stop is nearby. Dinning room was supported and huge. I would give this hotel 5 stars.

Convenient location
The location is central to all the tourist sites. The employees are friendly. The hotel is clean. The main problem is insufficient water pressure in the shower.
Very good place and room
It is clean and the size is enough for 2 persons
I love it ,, if i will come to Edinburgh i will back reservations in same room
