Rural Mezzanine Studio with Shared Swimming Pool, Tennis, Table Tennis & zip wire

Sleeping 4 and set in a fantastic secluded setting & surrounded by nature, this beautiful studio is perfectly located for you to escape for a relaxing break! The studio has a outdoor pool (May-Sep), tennis court, ping pong & zip wire! Guests have access to the whole property however the property next door is also rented meaning the parking & garden is shared, as is the pool & tennis court. We are dog friendly! Long stays welcome.

The studio has been built with guests in mind and is very well thought out. Sleeping up to 4 people, the studio is cosy with underfloor heating yet benefits from a high mezzanine vaulted ceiling and windows increasing the feeling of being surrounded by countryside. There are exposed beams - created from a fallen pine tree within the grounds!

Downstairs, upon entering the studio, there is a lovely open plan living space. There is a double sofa bed in the lounge area with TV, a shower room and also a modern fully equipped kitchen. A large dining table and chairs is located in the dining area - perfect for hosting delicious family meals or a take away! Large double doors open out from the dining area to the patio with BBQ and swimming pool.

The studio has one spacious bedroom on a mezzanine level which can be made up to be either a king bed or two single beds - if you have a preference please let us know in advance of your stay. This room is bright with lots of storage space. Sails form the curtains over the apex windows and the floor windows also have shutters.

The gardens are lovely to relax and enjoy with the use of garden furniture and a BBQ. This is a unique studio, in a tranquil setting - surrounded by large trees, birds, squirrels and nature.
There is a nice size heated swimming pool (shared use May-Sep) and access to a shared tennis court. Rackets and balls are supplied. For children (and big children) there is a brilliant zip wire beyond the tennis court which is high in the trees and great fun and also a table tennis table!

Dogs are very welcome to stay free of charge! We ask that they remain off of the furniture. We provide dog treats, a water and food bowl and towels for you to dry them after a nice walk! The owners live next door and also have pets, please note the premises isn't secured by a fence.

A welcome hamper is left out for our guests upon arrival which consists of -
Milk, tea, coffee, sugar, cloths, hand wash, cooking spray, dishwasher tablets, rinse aid, washing up liquid, matches, kitchen roll, tissues, bin bags, pen, salt, pepper, fire lighters and tinfoil as well as a some goodies including wine, cookies, chocolates and sweets!

We also include shampoo and conditioner along with a body wash dispenser in the bathroom and hand wash at each sink.

We can provide a travel cot (please provide your own linen) and high chair along with baby packs 0-2 years and toddler packs 2-4 years. Items are subject to availability and requested in advance for shot stays only. All items are to be left in the property at the end of your stay. They will be cleaned and sterilised between each use.

Damage Deposit Policy:
We are committed to protecting our properties and complying with all short-term rental regulations. A refundable damage deposit is required in advance of your stay of £250, in accordance with our terms and conditions. This deposit helps ensure that our properties are maintained to the highest standard for all guests. Please note that bookings made through Airbnb are covered by Airbnb’s AirCover program and are therefore exempt from this requirement. The damage deposit will be refunded promptly after departure, subject to a satisfactory property inspection.

Exterior

We ask guests to be considerate when using the outside space and parking. There is plenty of space for everyone to enjoy! If you are a large group then renting all areas gives you access for your whole group! The owner is available and lives onsite in case of any problems.


Local Area

The studio is ideally situated in the village of North Mundham which is a pretty rural village just 3 miles south of Chichester. It is a great base to explore the local area or just relax and unwind at the property using the pool in the summer months, a game of tennis or have a bit of fun on the zip wire!

There is an abundance of things to do locally - The countryside of the beautiful South Downs National Park and the south coast are within a short drive as are the towns and cities of Chichester, Arundel, Bognor Regis and Portsmouth.

If you are attending a Goodwood Event - Goodwood Festival of Speed, Goodwood Revival, Goodwood Horse Racing or Goodwood Members Meeting this is a great place to base yourself.

There is a bus stop only 5 mins walk from the house which is the 600 bus taking you either in the direction of Bognor Regis or Chichester. Both have train and bus links to take you further afield.

The nearest pub is The Walnut Tree which is a 20 min walk away or a 5 minute drive is the village of Hunston where there the Spotted Cow offers lovely food. Here you will also find a village stores and post office as well as an excellent play park if you have children with you.

The nearest City is Chichester which is a 10 mins drive away and here you will find plenty of shops, restaurants and cafes. The historic town of Arundel is also nearby, only 20 mins in the car and again there are various pubs and restaurants of your choice.

If you fancy a round of golf the Chichester Golf Club is an 8 min drive away and offers indoor and outdoor adventure golf as well as their tower and cathedral courses for the keen golfer!

For any keen cyclists or walkers, the cottage is nearby Route 88 which is a cycle route taking you either North in the direction of Chichester or South towards Sidlesham and Pagham Nature Reserve. The Crab & Lobster is a lovely pub on the harbour front in Pagham Harbour.


Getting there

By Car:
There is plenty of free parking in the driveway at the cottage.

By Train:
The nearest station is Chichester, around 2.5 miles away. From the station:
- A bus station is located opposite, where you can take the 600 bus and walk from the nearest stop.
- Taxis are available directly outside the station. Alternatively, you can pre-book with local firms such as Starline Taxis (01243 531666).

By Plane:
The nearest airports are Gatwick and Southampton. From either airport, you can:

- Hire a car and drive directly.
- Take a train or bus to Chichester, then continue by bus or taxi to the property.
