Good potential, but experience was disappointing

Difficulty on arrival as restaurant in town where we were instructed to check in was closed. Phoned B&B, with some difficulty, and someone arrived by car, after considerable wait, to lead us at high speed through narrow streets, to B&B. After rushed introduction to room we were left alone at the site. Overall welcome was extremely poor. Room itself was good except the clear glass bathroom wall might be a concern for some. Later that night we discovered there was absolutely no hot water available therefore no showers. We were told at breakfast that the hot water goes off whenever it rains. Basic Italian breakfast was provided. It could be a very nice B&B once reception and hot water problems are resolved. Further, a solution to extremely slippery stones in parking area (on a steep slope) needs to found as it is very dangerous in wet weather.
