The property includes a fully enclosed loggia (covered veranda) rather than an open terrace, ensuring a safe environment with no fall hazards for children. Our Villa is the ideal location for a peaceful holiday in the warm atmosphere of an old country farmhouse, beautifully preserved in its original architectural style, furnished with antique furniture, and authentic decorative objects that range from rustic handicrafts to exquisite artisanal works.

VILLA
The villa is made of two large apartments divided into two floors connected by both an external and internal staircase.

The ground-floor is accessed via a large veranda which leads to the sitting room. The entryway/sitting room is where the stables were originally located. Here you can still admire the original design of the ceiling, which provides an example of the architecture typical of old Tuscan farm buildings. In the magnificent archways you can still see where the bricks were worn down in certain places when they were rubbed against by farm animals. This is a true window into the past, framed with warmth and refinement.

From the living room, (complete with a fireplace and a beautiful piano), you can enter the large and luminous dining room through two french doors. The dining room has a table that seats 15- people, from which you can admire a magnificent view of the beautiful town of Cortona by way of a large, arched glass door. An antique wood stove and a grill also enhance the dining area.

The well-appointed kitchen is modern, yet it still harmonises with the antique elements in the rest of the house. From the french windows of the kitchen you enter into the garden, which is shaded by a gazebo and has a beautiful dining table for 15 and and barbecue that guests are welcome to use.
The apartment has two bedrooms with double-beds and one triple room containing one double bed and one single bed. Each room has its own private bathroom—two of which have showers and the third has a tub with shower.
The apartment on the first floor is comprised of a large living room with a fireplace, and a dining table that can seat 15 people.
The high ceiling exposes ancient beams.
The windows of the villa are equipped with mosquito screens.

The modern kitchen is equipped with all amenities: dishwasher, fridge, freezer, oven, microwave, and many other useful accessories.

Bedrooms :
A cosy triple bedroom, composed of one double bed and two single beds, has lots of light thanks to two panoramic windows. The room is furnished with authentic antique furniture.
One double bedroom with ensuite bathroom with Jacuzzi and shower.
One double bedroom, with a king size double bed has two windows, is very spacious and well furnished.
One spacious single room, if not requested, can be used as an additional living room.
The south-facing excellence bedroom is the double. It features a private bathroom .
The second bathroom, equipped with shower, also contains the washing machine.
The décor is authentic, almost all furniture is period furniture, perfectly fitted to the features of the house.

The apartment also contains a library with many books in Italian and other languages, local guides and tourist guides of our beautiful village.

GARDEN & POOL AREA
The stone villa, built in the 19th century, is 320m tall. It has panoramic views of the old castle of Montecchio and Cortona, both of which are a short drive from the farmhouse. Monte San Savino, Lucignano and the Trasimeno Lake are also close by, offering plenty of cultural attractions and folklore of international renown.
The farmhouse is surrounded by fully-fenced grounds of 5-hectares, which include a stunning swimming-pool (6x14 m) set in a spacious, sunny location, with a spectacular view.

The pool is fully equipped with beach-umbrellas, deck-chairs ,sunbeds and gazebos, in addition to the natural shade of the enormous nearby willow . A shower is housed in an original stone structure.
Children and adults can also enjoy inflatables, balls and other games.
The pool is open from May until the end of September, except in the case of unfavourable weather conditions. The pool and surrounding structures are all in compliance with local safety laws and regulations.

The garden contains a variety of fruit trees, around 180 olive trees, 80 magnificent oak trees, and 10 lovely lemon trees. These provide plenty of shaded space in which to relax and enjoy your vacation.

In the garden you will also find an outdoor kitchen built on a stone platform. It features a four-burner cooktop set in a solid oak counter, a sink, and a large barbecue. Near the rose-covered gazebo you will find a table that seats 15 people, as well as a small outbuilding equipped with dishwasher, sink, refrigerator, and everything necessary for cooking and setting the table. This structure is to be used by the chef for preparing private dinners, and for cooking classes that can be arranged in advance directly with the owner of the property.
Inside the nearby structure with private entrance and garden you will find the barn where the proprietor and her dogs live. She works alongside the gardener to care for the garden and the pool.

Distances: Castiglion Fiorentino (which has a large variety of shops and restaurants)—7.5km; Cortona—20km; Arezzo—21km; Lake Trasimeno—35km, Montepulciano—46km; Pienza—52km; Montalcino (famous for the wine “Brunello di Montalcino”)—70km; Perugia—72km, Sienna—75km; Florence—100km; Orvieto—110km.

At about 1 Km from the farmhouse there is the cyclo/pedestrian route of the Canale Maestro della Chiana, which links Arezzo to Chiusi and reaches the archaeological site of Sodo, in Cortona. It is a 62 +12 km route, properly equipped and protected for those who like to travel slowly, cycling or walking.

The ancient road, which is used for both canal and lock maintenance, is, in fact, a naturally level path, which makes it particularly suitable for sport tourism with the family.


COOKING CLASS/PRIVATE DINNER
It is possible to organise a cooking class or dinner of typical Tuscan dishes. Please book your private dinner/cooking experience as soon as possible to reserve the chef's availability. Most of the ingredients used by the chef come from the farmhouse’s organic garden and we exclusively use the owner’s own olive oil.

TOURIST ATTRACTIONS
Brolio Quinto is in the heart of the tuscan countryside, which offers both peaceful landscapes and gorgeous art cities. Arezzo is only 20 kilometers away, and is famous for its antiques market which is held the first Sunday of every month.
In addition, the first Sunday of September the city holds its ancient Giostra of the Saracino, a traditional medieval jousting tournament. If you make your journey in the months of July and August, you can attend to the famous Palio of the city of Siena, which is only 45 km away.

Siena is filled with traditions and artistic masterpieces of inestimable beauty like the Cathedral, the Communal Palace and the famous square Piazza del Campo, where takes place the Palio.

Also nearby, and not less interesting, you can find cities like Cortona and Castiglion Fiorentino, two beautiful Etruscan towns full of art, events and folklore. Castiglion Fiorentino is also the closest town from the BROLIO QUINTO farmhouse.
Other interesting tourist destinations are Pienza, a jewel of renaissance architecture, Chianciano Terme, which is known for its elegant thermal springs and its curative waters,
and Montalcino known for its world-famous Brunello, Nobile di Montepulciano wine.
