"Our large group of family and friends loved our stay. Even with spotty weather (Spring rains) we were either cozy or basking in the sun by the pool. Plenty of space, comfortable beds, thoughtful host….we loved this spot. Todi was wonderful too - very few tourists and lots of places to eat. This is our 4th villa stay and this is now one of our very favorites!"

"This house is perfect for staying with friends and family. The views are beautiful and the house is very well maintained and kitchen well stocked with all equipment required. The cupboard to help yourself to if you’d forgotten any essentials was a really lovely touch. Tracy and Francesco could not have been more accommodating in answering questions and checking in with us whilst we stayed. We cannot recommend this house more - a really great place to stay."

"Our family (14 persons in the age 0-70 years) spent a week in this wonderfull House. We had a very good holdiday and the House is perfect for so many people. The pool has a great size and the wiev and outside areas are formidable. It is definitely a house we can recommend. Charlotte & familiy, Denmark"

"Just perfect for a couple in a beautiful most scenic surrounding."

"We stayed eight people in the house for nine days and had a wonderful time. The house was even better than in the pictures and the location was great for different day tours, a car is a must. Everything was nice and clean and Francesco cleaned the pool and the outside areas every morning. Overall a fantastic stay!"

There are many beautiful towns and places to see not far from the house. However, the house was so nice that we spent most of the time in the swimming pool and garden. "We spent a magical week with our family of 16 at Il Belpoggio Su Todi, enjoying the spacious homes and large rooms with their wonderful views.The shared spaces are comfortable and roomy.The kitchen is well-equipped, allowing us to prepare excellent meals for the family.We loved sitting outside, soaking in the scenery, and refreshing ourselves in the beautiful pool.Although we had planned many excursions, it was so pleasant at the house that we spent most of our time there.The trip to the city for shopping was easy, with a wide selection available.Federico was attentive and kind, meeting us upon arrival and helping with any questions, including making restaurant reservations.We highly recommend this place."

"We had a lovely stay at Grand Hotel San Gemini! It’s a beautifully renovated hotel with great attention to detail, located in a fantastic spot right in the old town—peaceful, quiet, and full of charm. Free parking just a few meters away was a big plus. The bed was very comfortable, and the overall atmosphere of the hotel was warm and welcoming. The staff were incredibly kind and helpful, always ready and happy to assist. The highlight for us was definitely the swimming pool—absolutely fantastic, surrounded by greenery and perfect for relaxing on a hot day. Highly recommended!."

"This hotel was beyond our expectations. Our suite was large, comfortable & spotless. The kind front desk lady let us check in early. The breakfast was plentiful & delicious. The desk got us a taxi for departure at train station. Our only regret was not staying longer. We loved this hotel & will stay here again happily. "

"Lovely old character building in a nice quiet area. Staff very friendly and helpful. Breakfast and coffee really nice. A great place to unwind and relax. Beds very comfortable and large rooms with plenty of space. Just short on plug sockets for the all important phone charging. Dog friendly so you can bring your best four-legged friend with you too. Just relax and enjoy. "

"Third stay here and the place just gets better. Unlike other hotels that get tired and worn out - this one is always maintained very well and repairs that need doing are done - not left to get worse. Staff are brilliant and friendly. Restaurant and continental breakfast very good. Close to A1 so easy to get anywhere around. Pool and sun terrace are a big bonus and the pool is on site just a short walk from the main entrance not 1km away, like some hotels claiming they have pool access. All in all a great place for a relaxing break in Umbria and close enough to Rome for day trips. 1hr 10min drive to Rome or train from nearby station 40mins and very cheap. Highly recommended. "
