Nestled atop Reservoir Hill on 40 acres of serene woodland, this stunning timber frame home offers peaceful seclusion while being centrally located near major universities like Cornell University, Ithaca College, and Binghamton University. Just 17 miles from Ithaca and 20 miles from Binghamton, the home provides a perfect balance of convenience and retreat.

A quarter-mile-long driveway leads you to this hidden gem, set far back from the road, ensuring privacy and tranquility. Wildlife such as deer, turkeys, and perhaps a rabbit or marten may greet you during your stay.

As our primary residence, we take great pride in sharing our beautiful home with guests. We kindly ask that you treat it with care and leave it in the same pristine condition in which you found it. We have a small beef farm on the property and will be on-site to tend to the cattle, but rest assured, we will not intrude on your stay.

The home boasts 3,000 sq ft of living space. The main floor features a welcoming mudroom, an open-concept living area with a fully equipped kitchen (stainless steel appliances including a dishwasher, large refrigerator, freezer with ice maker/water, coffee maker, microwave, etc.), a full bathroom with a shower, and a spacious living room with a 20-foot vaulted ceiling and large windows flooding the space with natural light. The dining area seats eight at a handcrafted table, and the master bedroom includes deck access and an ensuite bathroom with a shower. A laundry room with front-loading washer/dryer, iron, and ironing board is also on the main floor.

Step out from the living room onto the expansive wraparound deck, equipped with a gas grill and offering stunning views of the property.

Upstairs, you'll find two large bedrooms (each 400 sq ft with 15 ft vaulted ceilings) and a full bathroom with a tub. The home is equipped with high-speed Wi-Fi, air conditioning, and heating, as well as three smart TVs (in the living room, master bedroom, and one upstairs bedroom) ready for you to login to pre-loaded major streaming apps like Netflix, Hulu, YouTube TV, and Apple TV.

This home promises a peaceful escape in all four seasons, with ample parking provided.

Please note that the barn and garage, where we store farm equipment, are not included in your stay.
