Located inbetween larger hotels but retained its own character offering a quieter atmosphere.2 mins from beach and beach bars/cafes. 10 from Budva fortress.
Staff are helpful and rooms were comfortable.
The property is very near to the old town and the beach;5-10mins walk. The room is very clean and comfy. The staffs are very friendly and accommodating especially the receptionist. The breakfast is superb.
This is a family run hotel smack in the middle of town. Two minutes to the supermarket and restaurants and the mall.
Five minutes to the old town and 10 minutes to the bus station. Two minutes to the bus to.Sveti Stefan.
This place has a beachside vibe with patio furniture outside each room.
The only criticism is the showerhead needs replacing and spraying water everywhere and also water pressure is poor.
Exceptionally courteous and friendly staff/owner. Decent free breakfast included as well.

A very nice father and daughter were in charge. Extremely close to the seafront and only a 2 minute walk. There are restaurants, corner shops and a shopping centre nearby. The room was quite small but had a balcony albeit small. The breakfast had lots of options but greasy.
The owner/owners family and staff were all super kind and helpful throughout our entire stay! They even made sure to block off our parking spot when we left for the day. The location was also very centrally located to all our activities and superb restaurants. Our room was a great size with a closet space to hang clothes. However, our room didn't have hot water. We tried everything and couldn't get it to go higher than slightly like warm temperature and it only lasted a few minutes before going back cold. It was 95+ degrees when we were there so it was tolerable for a quick in and out shower. Our room also didn't have any curtains on the windows. Initially we didn't think anything of it at first, until the sun came up at 0445-0500. It made sleeping very difficult. We tried putting up the blankets from our bed over it to cut the light. When we asked for extra blankets to have some for our bed we were told they didn't have anymore. So we had to choose between sleeping with no blankets or having a darker room. The balcony offered a great view and had a line to dry towels and swimsuits. The hotel included breakfast. The unlimited coffee was nice and they had a bunch of food options to choose from. However, two bits into my scrambled eggs I found a human hair. I hate to be someone who writes a less than stellar review, especially because the staff were all so nice, but these are all things I with I would have known before our trip.
The location is good & if all were well at this hotel, I'd say that the value was fair. The room was spacious but that doesn't matter if the floor slopes so much it makes you feel dizzy, not just in the bathroom to direct water to drain, but in the bedroom. All of the furniture was torn, scraped or scratched. Bedroom was not comfortable. 3 nights of poor sleep due to noise from nearby bars/hotel & because there are no curtains, only vertical blinds which do not fully cover the window. The hotel across the way has lights on its facade which lit up our room the whole night. When the sun is high & hot, there is no way to shade the room. We didn't complain about this because we saw in an online review that a previous guest had complained about the broken blind & lack of curtains and her request had been ignored. On arrival the owner didn't greet us in a friendly way, but challenged us like we were intruders. The lights on the stairs seem to be automatically controlled - you can't turn them on yourself, so when it was dark one late afternoon, we couldn't see on the stairs.Breakfast starts at 8, which is no good for doing day trips. We arranged a packed breakfast but it didn't arrive before we headed out, but was in our room when we got back after the trip. Lack of honesty about "compulsory" insurance fee which they tried to hide as tourist tax. Broken paths in garden, poorly lit at night. Cooked breakfast items stone cold, even at 8 on the dot.

The Manager and all the staff were excellent! The main breakfast buffet is good however the menu is exactly the same so there is not much variety. The room was also excellent however the bathroom I had needs a refeesh (Reno)

Misleading Description
This hotel is not beachfront (maybe 10 or more years ago before the big Hotel Budva was built in front of it.
It does have a restaurant and bar area but they are not operational. They offer a buffet breakfast which is very poor. The variety is ok but all the hot food is cold (very bad in hot weather for bacteria)
The rooms are very basic, the beds are of poor quality and bed linen is sub standard.
Our room had broken vertical blinds with no blockout curtains so the lights from the next building shon into our room all night.
The shower hose was not working so they did come and change the shower head for us but the shower recess had all mould on the tiles.
It is a family run property and they were very nice but I think that they need to attend to the maintenance of the property in more detail.
The property listing description needs to be changed as it is not correct and very misleading.

Good location, helpful hotel staff.
Restaurant staff didn’t speak English and there was a language and cultural barrier as they wouldn’t let guests in the restaurant to wait 4 min for the breakfast to officially start. Nothing more was added to the buffet table but they just wouldn’t let people in and communicated this through a glass door which wasn’t hospitable at all. Why not let people in to wait at the tables and not outside if there was something to wait for. Ofc the indicated 4 mins became longer too, as usual in the Balkans.

Great location for beach, restaurants/bars and old town. This hotel is a family business. The staff are lovely.
This is a budget hotel and as such, facilities, quality of bedding/towels, fixtures and fittings in the rooms and breakfast are very basic. Having said that, the stand out bonus was the quality of the air con - very effective.
Although our room was mostly clean (apart from quite thick dust on the top of the headboard and some limescale stains at the bottom of the toilet) there were other communal areas that really needed a good clean and de-cluttering.
Hot water comes from a small tank per room. Most of the time it was adequately available but on one occasion after my husband shaved, showered and washed some small items of clothing there wasn’t enough hot water left for me to shower. The bathroom was a bad design in that the bathroom cabinet/mirror covered part of the plug socket so I was unable to dry my hair in front of the only mirror in the apartment. The shower head sprayed water out of the sides in all directions. It either needed limescale removing or replacing. The shower cubicle doors were terrible/dangerous. They kept coming off the runners even when treated very carefully! The bed had only sheets, that were clean but frayed at the edges, and blankets, no duvet. Towels were clean and changed every day but they were old and some were rough. Our room had a balcony but the view was only of other buildings. Overall a reasonable budget hotel.

Otelin kahvaltısı bölge standartlarına göre iyi denebilir, sadece farklı günlerde değişik ürünler sunulabilir, kaldığımız 1 hafta boyunca hergün aynı seçenekler vardı. Otelin konumu harika, plaja 100 metre, old town a 400 500 metre mesafede. En önemli konulardan birisi de otoparkının olması, çünkü Budva merkezdeki en büyük sorunlardan biri otopark.
