The hotel is well placed if you arrive by train or local bus. Being around 2 miles outside central Brighton is ideal. Unfortunately the hotel is dated and needs a facelift. The staff are all helpful polite and courteous. The rooms need updating but for an overnight stay it's ok

The staff were very friendly and helpful. Breakfast was excellent. The location is ideal and well connected, being only a couple of minutes walk from the train station. My only real "issue" - and it's barely an issue was that the room was very hot but the staff immediately provided fans on request. I would go again and would recommend this hotel to anyone on a budget.

However the hotel looks very tired - my room had broken fixtures & sockets, ripped dated furniture, and no hot water in the morning. The bar had ants crawling over trays & cat vomit on the carpet. The hotel is in a very good location with ample free parking. The room and bathroom were large and clean with fresh towels and complimentary toiletries. The staff were friendly, welcoming and informative. The hotel is somewhat dated and does look like it could benefit from some renovations but i believe it is under new ownership and so hopefully this will be done. I would not hesitate to stay here again.

Hotel needs a spruce up in places and basic. However still great value for the price paid. Staff go out if their way to check your stay is enjoyable. Easy access to Brighton sea front - 30 min walk or few stops on bus with bus stop directly outside property. Fred parking was a massive bonus for trip to Brighton for the day.

Lots of outside noise til late in the night. The shower only ran cold water and the plug didn’t fit the plug hole in the bath. Breakfast was okay and staff were lovely. If you are willing to tolerate the above then its a cheap option for staying in Brighton with free parking and very close to Preston park parkrun.
