Cosy, comfortable and well-situated basement flat containing all required amenities
including kitchen, bathroom, bedroom, living room and rear garden (that solely
serves the basement flat).
The space
The basement flat has 1 bedroom that sleeps up 2 people. There is also a sofa bed
in the living room that sleeps up to another 2 people.
The property is located just off Lewis Road (30 second walk away), and is
conveniently located near St Peters Church (0.6 miles), London Road (0.6 miles),
Brighton Station (0.9 miles), Brighton University (0.9 miles), the North Lanes (1.0
miles), Royal Pavilion (1.1 miles), Kemptown (1.3 miles), Brighton Palace Pier (1.3
miles) and Churchill Square (1.4 miles).
In the immediate vicinity, there are lots of shops including a Co-op (1 minute away)
and a giant Sainsbury’s (0.2 miles) in addition to other nearby shops and off licenses
etc.
There are also lots of pubs, my favourite being (amongst many other choices) the
Lewes Road Inn (1 minute away) which has frequent live music, daily promotional
deals on food and drinks and outdoor seating areas.
Street parking for the flat is usually always available. There is free parking from 8pm
to 9am. Outside of this timeframe, pay by phone / text can be arranged for a
maximum stay of 4 hours. I also have a limited number of Residents Visitor Permits
which I charge out at cost – please be noted that provision of these is not
guaranteed as I only I have a limited number.
Please be aware that the building currently has scaffolding as there are minor
painting works to the external façade being undertaken. There will be no noise
and/or disturbance caused by this.
Guest access
Please feel free to use the whole of the basement flat (including the rear garden) and
make yourself feel at home..

There is a bedroom containing a double bed and desk space with a large front
window for natural lighting. The bedroom sleeps up 2 people.
The kitchen contains all appliances including washing machine, dishwasher, oven,
microwave, fridge and freezer, as well as a kettle, toaster, cutlery, plates, glasses
etc.
There is a bathroom containing a large shower, toilet and sink.
The living room contains a large sofa (which is also a sofa bed that sleeps up to
another 2 people), a comfortable chair, a dining table with chairs, a large tv and an
electric wood burning stove.
The rear garden can be accessed by the living room and solely serves the basement
flat.
I ask that you please do not smoke inside the property, though you can smoke
outside (in the rear garden).
