Fantastic summer and winter location! Ski in via 4 O'clock Run and hop on the Snowflake lift across the street. Downtown Breck Main Street is a quick 5-10 minute walk downhill or you can grab the free bus across the street. Ticket window and ski shop are located across the street. In the summer, hike or bike on the 4 O'clock Run trail adjacent to the property. Seasonal access to Upper Village pool and hot tubs. Great unit with updated finishes, gas fireplace and in-unit washer/dryer.
The space
Spacious three bedroom, three bathroom multi-level condo in great location!
Features:
• Fully updated with rustic/modern finishes throughout
• Dedicated entry with coat hooks and bench
• Open concept living/dining/kitchen
• Living room features a gas fireplace, flatscreen TV leather sofa and oversized leather chair
• Dining area with with seating for 8 at the table
• Fully stocked kitchen with everything needed to cook and serve a meal, kitchen island with additional seating for 3
• In-unit washer/dryer
• Communal gas grill available in the summer
• Occupancy Limit: 9
• Parking Limit: 2 - One spot in the shared garage and one spot directly in front. Additional or oversized vehicles that are unable to fit in the garage or in a standard parking spot must park at either the Airport Road or Ice Rink overnight pay lot in town. More information at BreckPark.
Bedrooms and Bathrooms:
• Master bedroom with king bed and attached bathroom, mountain and town views!
• Second bedroom with queen bed and attached bathroom.
• Third bedroom with twin over queen bunk located across the hall from a full bathroom.
• Queen sofa sleeper in the living room.
• This condo spans 3 levels with the master bedroom on the top level. Each level is a half flight up. There is no elevator in the building so guests must be comfortable walking up and down stairs.
Upper Village Pool Clubhouse:
• Heated outdoor pool
• 1 Indoor hot tub
• 2 Outdoor hot tubs
• Open noon-8pm daily except for planned closure dates
• This clubhouse is open seasonally and has the following 2026 CLOSURE dates:
- Maintenance: Approximately mid April (likely April 12th) to the Friday before Memorial Day
- Fall Maintenance: Approximately September 28th (Monday after Oktoberfest) to mid or late November.
*This clubhouse is located approximately 3 blocks away at 450 Village Rd. In the winter it is easiest to drive there but please note that parking is limited.
Location:
• Directly next to 4 O'Clock Ski Run
• Summer Access - The 4 O'clock ski run serves as a hiking trail so the National Forest is out your front door for hiking and biking! The Sawmill Reservoir trailhead is also directly across the street.
• Catty corner to the Snowflake Lift, BlueSky ticket office, free ride bus stop, The Spa at Breckenridge and Charter Sports rental shop. Please note that all of these are dependent on snow pack and may be closed early and/or late season.
• 3 blocks from Main Street
• Two blocks from Park Ave/Riverwalk Center
Provided Items:
• The kitchen is fully stocked with all essentials. We also provide complimentary salt and pepper, coffee and tea, paper towels, trash bags, dish soap, hand soap, dishwasher detergent, kitchen towels, and a sponge.
• The bathroom is fully stocked with necessities as well as hairdryers and full size hand soap/conditioner/shampoo/body wash. Laundry detergent is supplied for the washer and dryer.
• There is a Pack N Play travel crib located at this property. Please bring your own Pack N Play crib sheets.
• Hot tub towels are provided for the upper Village Pool but must be brought back to the condo.

• We don't require chores upon your departure. This is your vacation! Our housekeepers will take care of everything. Loading and starting the dishwasher is helpful, but not required.
• Well-stocked properties with quality items.

» The minimum age to rent is 25.
» Maximum occupancy (9) cannot be exceeded at any time.
» There is a $25 fee to return lost and found items, in addition to any shipping charges.
» There is the potential to snow October-May so cars with proper snow tires and 4WD/AWD are required during this time.
» Property mountain access details and ski in/ski out designations are dependent on open lifts and runs. Guests are responsible for being aware of the Breckenridge Ski Area lift and terrain statuses, opening and closing dates.
» This house is located at an elevation of approximately 9,600ft and is considered high altitude. We recommend visiting the CDC website for more information on traveling to high altitudes.
» There is no air conditioning and most properties in the area do not have it due to the mild summer weather and the fact that it cools down significantly at night.
» Summit County has strict Short Term Rental rules and regulations that must be followed. Please refer to the Good Neighbor Guidelines posted in the unit on what is required from renters.
» Per the HOA, pets are strictly prohibited.
» Weather in the mountains can be unpredictable, and travel disruptions may occur. We strongly recommend purchasing travel insurance, as we are unable to offer refunds for cancellations or interruptions due to circumstances beyond our control.
