Sunny, clean and close to everything! This lovely 1 bedroom guest house is atop owner's detached garage, with private entrance and parking, centrally located only 5 blocks to Pearl Street and across the street from C.U. and Naropa. A short walk to coffee shops, restaurants, grocery, laundry mat, wine shop, etc... (see photos for adjacent amenities)
500 SF size, with separate bedroom for 2 including queen size memory foam bed, 100% cotton sheets sofa love seat and furnished express kitchen with convection / microwave oven, 2 burner stove, sink, full size refrigerator, sorry no dishwasher or washer/dryer. Full bath with tub/Roman shower combo (please see photo as this is a bit different style and NOT full head height), Smart TV and premium sound with fast WIFI. Convenient and private parking space for one full size car or SUV only, otherwise on street parking - with permit provided upon request. Quiet and efficient wall mounted air conditioning. Building includes fire sprinkler system and carbon monoxide detector. Two bikes, helmets and locks provided. No pets and no smoking.

The location was perfect.. walking distance to Pearl St and the CU Boulder campus. It was very convenient having the bikes. The apartment was very clean and the host was very responsive. I would definitely stay here again.

Immaculate space. Just needed a place to sleep so this was more than enough. Tricky to find the alley on Google Maps (use Apple) and private parking spot best for a compact car. Greg was helpful via app and the place was very clean. Shower is very low (I had seen this in a past comment but didn't expect that, so be aware) and bring eye mask as there are only thin curtains.

A lovely place to stay

We really enjoyed our time in Greg's apartment. It was perfect for the two of us. Very comfortable and well supplied.The location was great. Walking distance to many great coffee shops and restaurants and sorry drives to beautiful hikes.

The place had a lot of nice touches that made us feel at home. It was within walking, biking, or Lyme scooter distance of all the places we wanted to go. Way better than any of the hotel options!

Perfect stay in Boulder!

This was the perfect property and location in Boulder! I was there for the CU football game (go Buffs!) and this spot is walking distance to Pearl St, campus, and more! It was warm, clean, and inviting. The hosts were very accommodating and responsive as well. I will definitely stay here again in the future.

Close to Campus

Great place and fantastic location close to campus and the football stadium. Clean, neat, and perfect for a game and our daughter’s campus visit. Hosts were very responsive and even had bikes for us to use. Highly recommend!

Lively little spot in the heart of it all.

My wife and I flew out for a few days to see our son, catch Coach Prime and shop in the Pearl. Perfect location, exactly as advertised. We had no need to contact the hosts as everything was as expected. Just big enough for the two us and in a great location.

Exceptional place to stay near CU Boulder campus and surrounding area

My son and I stayed at the Guesthouse for several nights while we moved him into his dorm at CU Boulder. We couldn't have been more comfortable or felt more taken care of. The space is lovely, clean, and thoughtfully appointed with everything we needed accessible. We had a few questions while we were there and messaging the host was easy and reply was immediate. Highly recommend this gem to anyone looking for a sweet, simple, beautiful place to rest and spend time while visiting Boulder.

Great location, clean, and well-equipped

We enjoyed the convenience of this property. Once we were parked after our daily excursions, we could walk into downtown Boulder for dinner and entertainment. The parking spot is tight if you have a larger vehicle. Helpful tip: the thermostat in the bedroom only controls the heat. The unit in the living room provides the AC. The host helpfully offered ice packs and hiking poles after I sprained my wrist. :)
