Newly built and furnished on 120+ acres of rolling fields, trails, trees and pond. 15 minutes to the State Park and and 15 minutes to town. Privacy and convenience awaits. The wrap around deck with firetable, Weber grill and panoramic views invite the group outside. EV Chargers available and free for guest use.
The luxurious Barndominium is an 1800 square foot living area inside of a barn. Two bedrooms + theater/media room with queen sofa bed provides great accommodations for up to six upstairs. More if you are cozy: the dormers can be used for kids with their own sleeping bags in their own private nooks and two twin-sized air beds available. There is also a full-sized sofa bed in the living area.
Two full bathrooms upstairs and two half baths on the first floor provide plenty of convenience.
EV Ready, Solar Powered, and StarLink internet. There are two Level-2 Electric Vehicle chargers in the garage - one is a 30amp, the other is 50amp and are provided at no additional fee. The barn has a solar panel array that typically generates enough power to cover most of the barn's electric usage. The StarLink satellite internet delivers between 35Mbs and 165Mbs of fast internet if you need to work or stream a movie.
On the first floor you find a full kitchen with casual dining area. Outside, the spacious wrap around covered deck is available for relaxing sunset and wild life watching. Enjoy the propane fire table or preparing dinner with the Weber grill.
This lovely vacation home is an easy less-than-2-hour drive from Washington DC or Baltimore. Just outside the quaint and historic village of Berkeley Springs, WV, we are located in the middle of 120 acres of rolling fields and forested areas with plenty of hiking/walking trails; a perfect getaway for couples or a family.
Nearby is charming Berkeley Springs where a relaxing and quaint weekend may be found while enjoying its many shops and fine restaurants on the main streets. A couple miles south is the magnificent Cacapon State park where a great lodge, golf, horseback riding, and a small lake with beach and paddle boats is available.
Rates and Accommodations: The nightly rate is set for four (4) guests which is less than the “maximum” capacity of the house. Extra guests can be accommodated with a modest increase to the nightly fee. The “maximum” number of guests is based on typical couples’ usage of bedrooms and pull-out sofa bed(s). Use of additional airbeds, tents, or campers can be discussed.

Overall great experience with friendly and responsive hosts. There are two other houses on the property, but we luckily had the place to ourselves for a nice quiet Valentine’s Day getaway.
Stayed 4 glorious nights in this beautiful barndo! The owners were extremely helpful, the property was beautiful and the house was cozy! We very much enjoyed walking the trails and star-gazing without the light pollution we have at home. What a great place!
We rented the Barndominium along with the main house. It was perfect for my large family. The renovations done were beautiful. It was clean and well stocked. The surroundings were peaceful. The host was accessible whenever needed. We will definitely be back next year to rent again.
What a wonderful property! The Barndominium was spotless and was fully stocked with everything needed. Check in was a breeze as was checkout. We had great communication with the property owners prior to and during our stay. The area is fabulous with an outstanding porch overlooking some fields. Walking paths are immediately outside the door which our dog appreciated.
What a amazing rental with the location to go with it. Beautiful newly built garage/home with views that are hard to describe. Nature lovers be sure to walk the property trails and take it all in. One of the best rentals I’ve ever stayed at.
We could not have found a more perfect place for 4 families, all related, ages 3 to 75, to gather for Thanksgiving week! Both the ‘Heart Hill House’ and the ‘Barndominium’ were clean, cozy, and comfortable. The expansive property is extremely well maintained and a joy to explore. Communication with the owners, Aaron and Jennifer, as well as with Chris the property manager, was EXCEPTIONAL!

Chris gave us a very detailed orientation of the property and features. You guys have thought of everything and our stay couldn’t have been better. The Barndominium is beautiful, extremely clean, peaceful, and very comfortable. We enjoyed watching the deer in the evenings and star gazing at night. The property is awesome! Thank you for allowing dogs to be part of the vacation.
We loved staying in the barndominium, the location is perfect. It's only a few minutes from town but surrounded by nature and very quiet. The property is very well maintained with walking paths, a lake, and great views. The barndominium was impeccably maintained, extremely clean and looks brand new. The property owners were very friendly and went above and beyond. Highly recommend and we'll definitely visit again!
We really enjoyed our stay in the barndominuim! It was very clean and in great condition. We were greeted by one of the owners shortly after arriving which was very nice in case something was out of order - he was very friendly and full of information about the area. We loved the location and the views! We already miss relaxing on the porch area in the morning and/or evening when we were not out and about checking out the Berkeley Springs area. We will be back!
What a cool property! We loved the Barndominium itself, with the big cozy bedrooms upstairs and the massive garage which doubles as a covered rec space. Being on 120 acres was amazing for us. We enjoyed leisurely walks with our dogs, and long runs around the property. At night we played corn hole and sat around the fire pit. Loved the walk-in shower too! Would definitely return.
Great place to stay for our family with children age 16-22
Property was clean and well stocked. The property manager was quick to respond and met us at the property when we arrived to make sure we had everything we needed. We walked on trails surrounding property and we also enjoyed hikes at nearby Cacapon state park. Property was 15/20 minute drive to the state park and also 15/20 minute drive to historic district of Berkeley springs where we enjoyed spa treatments, the museum, and other attractions. Our 3 adolescent children (ages 16-21) and one of their friends stayed with us and used the pull out sofa in the media room which was surprisingly comfortable and easy to pull out and put away each day.
Had an extended weekend at the Barndominium and we can't say enough about how wonderful the entire property was. We have nothing negative to say at all. We are sort of clean freaks and the house was super clean, kitchen well appointed with everything we needed; the outdoor grill clean and in working order. The communication throughout the booking process to checkout was great. It was so peaceful and relaxing just sitting on the porch, at fire pit at night or walking on the many trails throughout the grounds and the views from the hilltop are wonderful, amazing scenery. Was very close to Berkeley Springs and all there is to do there as well. Without a doubt we will be back and for an even longer stay, we were all sad to leave this beautiful home and location.
This has to be the nicest place my husband and I have ever had the pleasure of staying. It's apparent that the owners go to the utmost of care to keep everything pristine and comfortable. The photos online are beautiful, but this place is even better in person than we could have imagined and check-in and check-out were absolutely painless. A lot of thought has gone into creating a luxurious atmosphere that still feels cozy and inviting to its visitors. The bed linens are crisp and lush. The bathrooms are immaculate and spacious with the perfect water pressure. The kitchen has everything you may need to make your meals and clean up. And the media room is so much fun to hang out in! They have the largest media library I've ever seen which offers a wide range of cinematic choices. The land is kept tidy with multiple walking paths where you can get in touch with nature and catch the most mind-blowing sunsets. (It would be awesome for sled riding in the winter months!) The porch areas have plenty of seating for outdoor dining and bird watching and there are fire pits to keep you warm if it gets chilly. We only stayed two nights, but it was so peaceful and relaxing that it felt more like we had a week away from the real world. We are already dreaming of going back and taking family! It was wonderful!
The few days we spent at the Barndominium were quiet enjoying the birds, and scenery, with no disturbing traffic or loud noises, thankfully. Even though weather conditions were rainy, there were breaks that we could enjoy short walks. Good thing I remembered umbrellas. One day we ventured into the small quaint town to visit the historical springs, and pick up delicious barbecue on the way back for dinner. The protective porch cover and furniture were comfortable and relaxing, and we spent most of our time here with our little doggy. The house was exceptionally clean, which is a major feature of concern for us. The bedding was great, and loved the bathtub. Even fancy hotels are not providing a bathtub these days. The media room was well stocked with movies; we did have some trouble accessing subtitles. We would definitely return for a longer stay, and hopefully have better weather to explore more of the acreage. The grounds were mowed, making walking easy, even if you did not bring your hiking shoes. Thanks to the hosts for sharing the Barndominium.
