Embrace the charm of this renovated three-bedroom cottage is located in the centre of Bellingen. Only 8 minutes from the A1 Highway and only a 15-minute drive to the coast.
The home has a lot of history which matches the character of Bellingen! It`s perfect for a weekend getaway, a working holiday or wedding accommodation.
This three-bedroom home is pet- friendly and perfect escape from the hustle and bustle of the city for couples or families.
The cottage is within walking distance of the local cafes, shops, community/farmers markets and the river.
Two of the bedrooms have queen-sized beds and the other has twin single beds. There is plenty of space for parking at the front and rear of the house and a generous garden for families to enjoy.

The bathrooms have showers and toilets. We provide bath towels, shampoo, conditioner, toilet paper and body wash. You will need to re-stock depending on usage frequency and length of stay.
The home has recently been renovated and includes a smart TV, and WiFi for those relaxing evenings. TV has access to all local channels
You can use the kitchen if you`re craving a home-cooked meal. While you stay you will have access to the following:

- stovetop
- microwave
- oven
- crockery and cutlery
- Nespresso coffee machine
We stock a simple selection of food for breakfast such as muesli, milk, coffee and tea. Guests will need to purchase food items for longer stays.
The driveway can fit up to 1 car.
The designated parking spot is at the rear of the property on Haplin’s Lane.
There is plenty of parking in front of the house on William St. Parking is also available at the rear via Halpin`s Lane.
Check-in details will be sent two days before your arrival. Access codes will be provided 4 hours before check-in to keep your booking secure.
Only 1 guest key set is provided. Please take care not to lose the keys as their replacement will incur a fee. Losing the key set or leaving it inside the apartment will incur a minimum of $355 charge.
I am available mostly through Airbnb messaging but I give privacy to my guests. If there is an urgent issue, you can always call me.

Bellingen is a charming town at the exact halfway point between Sydney and Brisbane on the banks of the beautiful Bellinger River, a popular waterway for kayaking and canoeing. With a rich architectural heritage, Bellingen is a delightful place to stay and enjoy music festivals, markets, and rainforest walks.
Fly into Coffs Harbour and take a 30-minute drive or one-hour bus ride to the centre of Bellingen.
If you`re driving between Sydney and Brisbane, take an eight-minute detour from the A1 using the B78 turnoff.
Any violation of our No-Party rule will result in a $2000 non-negotiable penalty, in addition to any damages.
Please do not flush wet wipes, paper towels, or sanitary products. These cause blockages in the sewer system. Dispose in the bin provided.
Please be mindful of the use of appliances. As much as possible, do not use appliances all at the same as it will cause tripping of power and possible error in usage.

**Booking Confirmation**
Guest verification is required before your reservation is confirmed (a local council requirement). Simply complete the process within 24 hours of booking — it`s quick and straightforward. Bookings not verified within this window may be automatically cancelled.
**Check-In & Check-Out**

- Need a little flexibility? Reach out in advance and we`ll do our best to accommodate. Please note that unauthorised late departures incur a $110/hour fee.
**No Smoking | No Pets**
This is a smoke-free and pet-free home throughout. Violations attract a minimum $400 fee plus any additional cleaning costs. Registered service animals are welcome where required by law.
**Leave It as You Found It**
Your cleaning fee covers standard turnover and fresh linen. We simply ask that you leave the space tidy — excessive mess may attract an additional cleaning charge (from $50).
**Registered Guests Only**
Only guests named on the booking may stay. Booking for a team or corporate trip? Just let us know in advance — we`re happy to help.
**No Parties or Events**
This is a quiet residential neighbourhood — please help us respect it. Guest numbers must not exceed those booked, visitors should depart by 10:00 PM, and quiet hours apply after that time. To maintain the serene ambiance of our accommodation, we enforce a strict no-party rule. A non-negotiable penalty of $2000 will be imposed for any violation, in addition to costs for any damages.
**Families Welcome**
Children are warmly welcome! Please note the property is not child-proofed, so supervision is required at all times.
**Bathroom Matters**
We kindly request our guests to refrain from flushing wet wipes, paper towels, or sanitary items. Discarding them in the provided bin would help to prevent blockages in the sewer system, maintaining the pristine condition of the property.
