Welcome to this newly refurbished, beautiful traditional Lakeland Cottage, right in the heart of Windermere village—your ideal base for exploring the South Lakes. Tucked just beside the village park and Mill Beck, only a short stroll from local shops, cafés, and pubs, Sage Cottage puts everything you need on your doorstep while offering a peaceful retreat to unwind after a day out in the Lakes. Enjoy a stylish experience at this centrally-located place.

You`re right in the heart of Windermere village, just 5 minutes walk from charming boutique shops, top-notch bars, and restaurants and public transport. Booths supermarket, conveniently located next to the train station just 10 minutes walk, is perfect for any supplies you might need.



Queens Park, right on our doorstep, is a hit with families. Little ones will love the swings and slides, while older kids can show off their skills at the large skate ramp.

If sports are your thing, you’re spoilt for choice with a football pitch, tennis court, crown green bowling, and squash pavilion. And let’s not forget the cricket square!



For a breath of fresh air, there’s no shortage of walks nearby. Orrest Head and School Knott are fantastic for a leisurely stroll or a challenging hike. And if you fancy a day by the water, Lake Windermere, including the lovely Miller Ground spot perfect for a BBQ, is just a short walk away.

•The cottage features a pretty lounge to the front of the house overlooking the garden and beck with Smart TV, log burning stove and comfortable sofas.

•Small but perfectly formed kitchen with modern appliances and back door to rear garden and laundry facilities.







Bedrooms:



•The first bedroom is bright, spacious, and thoughtfully styled, featuring a king-size bed, a single day bed, Smart TV and bedside cabinets with cosy lamps. There’s a generous double wardrobe, a full-length mirror, and a hairdryer tucked away for your convenience. Just off the bedroom, you`ll find a sleek en-suite shower room with a rainfall shower, toilet, and vanity unit, complete with a modern illuminated mirror and a toasty heated towel rail—ideal for those slow Lake District mornings.



•The second bedroom is just as inviting, with a king-size bed, Smart TV, bedside cabinets and soft-glow lamps for a relaxing end to the day. There’s a large double wardrobe, a full-length mirror, and a hairdryer ready for use. Leading off the bedroom is a generous, modern bathroom featuring a double-ended bath with elegant shower mixer taps, a large vanity unit with sink, illuminated mirror, heated towel rail, and toilet—perfect for a long soak after a day out exploring the Lakes.





Outdoor Space:



•At the front of Sage Cottage, you`ll find a charming cottage garden sitting right beside Mill Beck—a little stream that winds its way through Windermere village before joining Lake Windermere. It’s a peaceful spot that gives the cottage a lovely sense of place and calm.



•Head up the side path and you’ll reach the rear of the cottage, where a large raised deck stretches out over the Beck itself. It`s the perfect place to sit back with a brew (or something chilled) and enjoy the gentle sounds of running water and uninterrupted views down the stream. Keep your eyes peeled—you might spot birds flitting by or even the odd fish darting below the surface (we’re told wild trout are regular visitors).



•Just beyond the deck, you’ll find the original stone outbuildings. One’s been converted into a handy utility room with a sink, washing machine, and dryer, and the other is home to a wonderfully quirky outside loo—complete with its own little hand basin. It’s a nod to the cottage’s heritage and a fun extra for guests to discover.



Free on street parking usually available outside/near the cottage. Car park if needed is 2 minutes walk.



Guests enjoy full access to the entire property, ensuring a private and exclusive stay.

If you`re arriving by car, there is usually free parking available on the street outside the property, there is also a public car park 2 minutes walk away.



Once here, you can explore Windermere and Bowness-on-Windermere by foot or take a quick drive to the neighbouring towns and villages.



Public transport more your style? No worries. Windermere is well-served by local buses, making it easy for you to venture around the Lake District.



For those travelling further, Windermere station is 10 minutes walk and Oxenholme Lake District railway station is about 30 minutes away by car. From here, you can catch direct trains to London, Glasgow, Manchester, and more. If you`re arriving by train, you can hop on a local bus or take a taxi to get to the property.
