Welcome to your Wallkill retreat! This beautifully renovated 4-bedroom home (2,440 sq. ft.) offers plenty of space for families, groups, and friends looking for comfort and convenience. Inside, you’ll find new floors, fresh paint, and modern touches throughout. The main floor features a cozy living room with a pull-out sofa, a queen bedroom, a half bathroom, and a fully equipped kitchen with coffee maker, dining area, and everything you need for home-cooked meals. Upstairs, three additional queen bedrooms share a full bathroom stocked with fresh linens. An air mattress is also available, allowing the home to comfortably accommodate up to 8 guests. Please note that the 4th room does not have a door, giving it a more open style but with less privacy. Step outside to enjoy the spacious yard, picnic table, grill, and outdoor seating, perfect for BBQs, family gatherings, or simply relaxing in nature. Parking is never an issue with a long driveway that fits up to 20 vehicles. For added peace of mind, the property includes exterior cameras, smoke and CO detectors, and fire extinguishers. A refundable $300 security deposit is required at booking. Guests can look forward to even more amenities soon—the pool will be available starting in September, along with access to the pool house. This pet-friendly retreat (pet fee $100 per pet) is just minutes from local wineries, restaurants, shopping, and a casino, making it a great base for exploring Hudson Valley attractions while enjoying a quiet, comfortable home to return to.
RESERVATION POLICIES:
1 - Door codes are always shared at 4 PM. The check-in time frame is from 4 PM-11 PM, anytime after that would be considered a violation of our rules, this timeframe allows us to help if needed during our working hours(8AM-12AM).
2 - Early check-in, Late check-out, and Early bag drop are subject to availability
3 - Door codes will not be shared if the incidentals deposit of $300 and registration are still pending.
4 - Deposit is released 3-7days after the original check-out date,
5 - All complaints must be notified after 30 mins of check-in.
6 - All departures must be reported immediately in a very clear way to us after for calendar availability to others and issue resolution for you, it is recommended to send an alteration request if needed, this helps you to get the unspent nights back while we get the calendar available again, we can then check the spent nights.
7 - All reservation changes must be done before the checkout time each day (10 AM), changes can not be done after 10 AM as per the app configuration, we can not override this.
8 - If you need an early departure, please submit an alteration request so it can easily be approved.
9 - No courtesy refunds are provided.
10 - If you happen to request a full refund for any circumstance please be ready for Immediate check-out, be sure to alternate the reservation for an early departure so we can approve the unspent nights that were supposed to be non-refundable, so we then might consider another courtesy for the spent night if applicable.
12 - If you want me to coordinate any amenities, please let me know 24 hours in advance (4 PM-12 AM) so my team can deliver or resolve on-site the next day.
13 - Extra cleanings in case of Issues or courtesies should be arranged 24 hours in advance and before 10 AM each day.
11 - INCIDENTAL DEPOSITS POLICY: Amount of the Incidentals fee hold after booking: $300. As an API software connected Host, we are entitled to ask for a preventive fee in case of damages with the usage of a 3rd party. Airbnb's policy, see here: https://www.airbnb.com/help/article/140 In situations where the damages exceed the amount of the deposit, we will utilize the resolution center to address the liability for these damages. Through this process, Airbnb may either charge the cost to your card or apply AirCover for resolution.
12 - REGISTRATION POLICY
Registration is a mandatory step after booking, requiring the submission of IDs for all guests under the reservation. and even will ask you to scan your credit card. - It's crucial to complete both (Deposit and registration) accurately; failure to do so will result in your reservation termination with no refund.
Check-in is any time after 4 PM.
Check-out is at 10 AM. Please note that a late Check-out without authorization will lead to a night-rate cost penalty, that could be deducted from your security deposit.
Parties are fully prohibited. QUIET TIME FROM 10 PM TO 6 AM.
$300 penalty for smoking on the property. You will also be dismissed from your rental without a refund.
$250 penalty if noise level, parties, or other obscene behavior requires a police callout. You will also be dismissed from the property without a refund.
$100 Penalty for leaving trash outside the entrance to your property. Once your trash cans are full, please deposit trash in the large trash cans located at the building entrance.
$200 fine for leaving the Kayaks on the pool. Kindly return them to the designated place.
Please do not throw trash or paper towels or toilet paper in the toilet to avoid clogging. Please use the trash can :)
Damage to the interior of the property or common areas will result in a pro-rated auto-chargeback from your booking account
On checkout please turn off the lights, the A/C unit, water, and gas/stove, and lock the door behind you
Penalties will automatically be withdrawn from your security deposit and/or your booking account.
