Welcome to The Riv at Zion Unit #2 - where red rocks, peaceful desert skies, and thoughtful design come together in a 632-square-foot modern suite near Zion National Park that you just might wish you could move into permanently. (And yes, people have asked.)

Opened in 2025, these brand-new modern tiny homes in Southern Utah were built for comfort, convenience, and a bit of fun, with a private bedroom with a king-sized bed, full kitchen, spacious living room, kid-friendly loft, and stunning desert views from every angle.

Located just 15 miles from the entrance to Zion, The Riv is your perfect basecamp for hiking, biking, stargazing, or just relaxing in style with a side of fast Wi-Fi and plush pillows.

Convenient, clean, and everything we needed! We liked being away from the more crowded areas closer to Zion.Also, the kid's loft has a VERY low ceiling, so if teens or adults are up there they will have to crawl, but it's carpeted and roomy. Our preschool grandkids would have loved it!
